Bohemia Overlook is a waterfront wedding venue located in North East, MD, resting on 160-acres of sprawling land overlooking the Elk River. With a divine grape vineyard and manicured gardens, the property is an ideal setting for luxurious celebrations. Couples are sure to love the breathtaking views of the flowing water in contrast to the stunning open skies uninhibited by urban life. Every corner of this beautiful property is carefully maintained to a high standard, ensuring a memorable and hassle-free experience. Three charming indoor and outdoor event spaces are available for ceremonies and receptions. Each area boasts unmissable photo opportunities and unique characteristics designed to enhance the wedding occasion. Couples can choose to host their celebrations at The Barn, The Beach, or The Manor, enjoying each venue's individual charm and beauty. The Barn is an intimate space with a warm and homey interior. Rustic wooden architecture produces a country-chic theme. The Manor and The Beach are both situated close to the water with access to a garden fountain and blooming rose bushes. The grand house is a historical structure from the 1930s and features white columns and vintage decor throughout. Bohemia Overlook can accommodate intimate and lavish weddings with a capacity of up to 300 guests. Venue rental packages include getting-ready suites, chairs, tables, and a rehearsal session. The venue has an open vendor policy, with the exception of catering companies, allowing couples the flexibility to find their dream florists, DJs, and photographers. Guests are permitted to leave cars overnight, ensuring the safety of everyone.

Bohemia Overlook gave us everything we wanted and more out of our wedding venue. We canât imagine getting married anywhere else. The ceremony on the manor bluff was breath-taking and indescribably beautiful. The cocktail hour by the fountains was gorgeous, and the reception under the tent was amazing. All of our guests were blown away by how beautiful everything was, and it is something we will all remember forever. The bridal partyâs day-of houses in the Barracks and the Manor were unforgettable and so much fun. Bohemia Overlookâs team also worked seamlessly with our wedding planner and all of our vendors, like a well-oiled machine. From the moment we first toured the venue, we were sold, and Bohemia Overlookâs professional and friendly team took care of everything from there. We are also so glad we chose to have our rehearsal dinner at Bohemia Overlook at the Barn, which was such a charming setting. Bohemia Overlook catered and bartended the rehearsal dinner too, and they did such a great job! Thank you so much to Bohemia Overlook for giving us everything we dreamed of for our wedding.

We would love to give Bohemia Overlook a glowing recommendation, but we canât. Except for Kim our sales person who was incredibly kind, friendly and responsive. If you are reading this you are probably considering this place and I will agree itâs beautiful, thatâs why we chose it. But there are many other beautiful venues out there that you can probably have a better overall experience. Your wedding day is a big deal, one of the biggest moments in your life. Consider the big picture, not just the pretty view. Our main complaint is regarding the onsite venue coordinator, who has no customer service skills and quite frankly not a pleasant or courteous person. To adequately convey why we feel this way, this review would be even longer than it already is. All we can say, is if you are seriously considering booking this venue do not sign the contract and hand over any money until you have a chance to meet with Stephanie. After our wedding, we wrote the owner Denise a constructive letter about our experience and her response was about as customer friendly as our experience with Stephanie. She did not apologize for anything and put the blame on us. They blamed the fact that we didnât hire one of their recommended day of coordinators, who at no fault of ours was not available for our wedding date. However, we did have a day a day of coordinator. Besides, they donât require one per their contract, but if you decide to book this place you better make sure you use one of their recommended coordinators or you will regret it Our wedding was 8/26/22. We chose the Barn, which is promoted to accommodates up to 110 guests, but honestly, I would not book anything over 70-80 people. They also promote it as climate controlled, but it failed to keep our guest cool on a 90 degree day, so I would definitely avoid the barn during the summer. Their response to the 85 degree temps inside the barn and our sweaty guests was another customer service failure. I get it, it was a hot day, but they lacked any type of compassion or proactive attempt to make the situation better. Another reason we chose this venue was we are boaters and boat past this venue every weekend. We were excited to get pictures by the water for which we were initially told we can do, plus it is promoted on their website. We even scheduled a time with Stephanie to pick us up in the golf cart after the ceremony to take us to get pictures, but when she rolled around to pick us up, she immediately told us she canât take us down to the water and that she canât take us inside the vineyard because her golf cart had no traction. She told us we can walk down, which wasnât appealing on a 90 degree day in a wedding dress and heals. Furthermore, when she approached us in the golf cart it was the first time she saw us since we said âI doâ and she didnât say congratulations and she didnât even ask how everything was going; this says it all about her customer service skills and common courtesy. It was as if we were a burden too her. In the end, we have no pictures by the water on the swing that they promote on their website. We later found out the main golf cart was broken and that was their excuse for not being able to take us to the water. So, if you book this place and you want pictures by the water, you better make sure their golf cart is in operating order.I hope you found this helpful.

The beach venue and Bohemia Overlook is the absolute perfect venue if you are looking for amazing views, an open space and an amazing backdrop for photos and video! It brings the beach to you without the drive! We loved working with Denise and all the wonderful employees at BO! Everyone we encountered was nice and professional. My girls and I could have stayed in the beach house getting ready for a legit vacation getaway and our guys had the best day in the Barracks enjoying the house games (and some cold beverages!) We are incredibly grateful to Bohemia Overlook for giving us the day we always pictured weâd have with our family and friends!

The beach venue and Bohemia Overlook is the absolute perfect venue if you are looking for amazing views, an open space and an amazing backdrop for photos and video! It brings the beach to you without the drive! We loved working with Denise and all the wonderful employees at BO! Everyone we encountered was nice and professional. My girls and I could have stayed in the beach house getting ready for a legit vacation getaway and our guys had the best day in the Barracks enjoying the house games (and some cold beverages!) We are incredibly grateful to Bohemia Overlook for giving us the day we always pictured weâd have with our family and friends!

Bohemia Overlook is a hidden gem. You can't beat the beautiful views, the large tent with completely cement floor, and the perfect getting ready houses. We chose the Beach venue and fell in love with the beach house, the vineyard right next to our tent, the water views and the overall beauty of the property. I only wish I could go back and re-live the day over and over.

My husband and I got married at the Manor at Bohemia Overlook this past June (2021) and I could not recommend it more. When we were looking for venues we knew we wanted to get married on the water and finding the Manor at Bohemia Overlook felt like hitting the jackpot. The Manor House itself provided the perfect spot to get ready for all of my bridesmaids, have pre wedding champagne toasts with my family, and provided an elegant backdrop for our first look and bridal party/family photos. Our ceremony location was picturesque- right on the bluff overlooking an offshoot of the Chesapeake Bay (the Elk River). There is a beautiful fountain surrounded by rock that served as an idyllic spot to host our cocktail hour. And on top of all that, there is a large, beautiful tent that is a permanent structure from April-November (no need to rent or worry about set up/take down) that sits on a permanent slab (no need to rent a dance floor or worry about soggy grass after a rainstorm) and can fit up to 300 people! Not to mention, they offer ceremony chairs, reception tables and chairs, and 2 beautiful bars (one wooden, and one made from two barrels) included in the price. On top of all of this, the venue is literally on a vineyard, so we were able to use their golf cart to sneak out briefly and take photos in the vineyard for a completely different look and location. Also, the staff was helpful and accommodating- we had initially planned our wedding for June 2020, and ended up postponing it twice due to COVID. Finally, Iâd mention that they donât have a contract with one specific catering group so you have a lot of flexibility to bring in whoever you prefer (we used Eleven Courses- also recommend!) and they allow pets on site so we were able to incorporate our pup in the wedding (recommend Furever and Fur Always for pet care/support). The Manor at Bohemia Overlook is such a gem- highly recommend it to any couples looking for an outdoor venue!

Our initial venue contact left shortly after we booked, but we were quickly matched up with Sydney who was a fantastic point of contact and answered all of our questions quickly. Everyone we met at Bohemia was so friendly and helpful throughout the entire process, including the owner who was so hands-on and communicative. Their contract is completely one sided and does not protect the client in any possible way. COVID showed their true colors, they donât care about anything other than money. We had to fight to get reschedule dates that they were secretly saving for new brides only. And then they refused to give us even a dime back when COVID forced us to cancel our 300 person wedding. They were totally insensitive and selfish. The least they could have done is agree to give us SOME of the money I would have been happy with any fair compromise. I would not recommend working with them!

I knew Bohemia was going to be our venue as soon as we saw it. The beach location had absolutely everything I dreamed of, an outdoor wedding, white tent, water & vinyard backdrop (seriously, who gets BOTH?!), a dock, and a place for me and my girls to get ready. It is such a beautiful place and perfect for our day. The staff was all SO nice, and made the date change (hello, covid) so easy. Not to mention, the wine tasting was such a fun and special experience for us to share with our wedding party while planning. 10/10 recommend Bohemia!

I knew Bohemia was going to be our venue as soon as we saw it. The beach location had absolutely everything I dreamed of, an outdoor wedding, white tent, water & vinyard backdrop (seriously, who gets BOTH?!), a dock, and a place for me and my girls to get ready. It is such a beautiful place and perfect for our day. The staff was all SO nice, and made the date change (hello, covid) so easy. Not to mention, the wine tasting was such a fun and special experience for us to share with our wedding party while planning. 10/10 recommend Bohemia!

Our daughterâs Tiny Wedding on Halloween 2020 was perfect. Held in the beach tent, we had plenty of room for our 25 guests to safely visit. Denise provided an arch and the bride, groom and friends decorated with fall flowers and gourds just before the ceremony. All vendors provided by Bohemia Overlook were professional and easy to work with. Denise really helped us celebrate a beautiful wedding with less than 3 weeks planning. Two hints: 1. If itâs going to be cold, ask Denise to rent a heater! 2. Buy their wines - they are delicious and were appreciated by our guests!Note: A Tiny Wedding is held in a beautiful riverfront tent that could hold 300 people! Included are hors de oeuvres, cake, bouquet, table setups, soft drinks, DJ, and ceremony area. Twenty- four guests, 2.5 hours - perfect for đ in the time of COVID.

We rented the barn venue at Bohemia Overlook for our daughter's sweet 16 and it was perfect. The room is beautiful which made decorating easy. The barn is spacious and we had plenty of room for buffet tables, photo booth, and dancing. Having the farm tables and chairs included in the venue package was so convenient. The tables are large and no one felt crowded and everything was set up and ready for us to use when we arrived. The staff was great and offered suggestions for decorating, photos, and a schedule of events. They were readily available the day of the event to help make sure things went smoothly. Ample time is provided for setup and cleanup.

Our daughterâs wedding was amazingly beautiful. The views, the tents, the vineyard, being on the water, and the perfectly manicured grounds all made for a perfect day. And the staff! What can I say about such an awesome staff! They were professional, so very helpful, and went above and beyond to make the day so special. And the bridal party was given a gorgeous beach house for the day to get ready, take pictures, and just relax. Another great bonus was the groom and his groomsmen also had a lovely house to relax, play games, and of course, get ready for the big moment. I couldnât have imagined it could have been as beautiful as it turn out to be. I canât recommend Bohemia Overlook enough!

When you pick this venue you have the entire day to get ready in one of the beautiful houses on the property, depending on what time and which venue you choose, we had the Manor which is a beautiful large white house, that looks like a mansion. They have a beautiful tent, for your reception that is a must see to understand how nice it is. The staff at Bohemia Overlook were so helpful with anything you needed the day of the wedding ,I highly recommend going to visit and see for yourself how beautiful this place is!

Could not have asked for a better day! We were married at the Manor venue in September and our guests could not stop raving about the beautiful views. My husband loved the Barracks and I loved having the manor house to get ready in with all my girls. The water views, manor house, fountain, and elegant tent made our wedding truly unique. We also loved being able to go into the vineyard and get photos. Bohemia's staff is responsive, helpful and wonderful to work with. We were so happy to have found Bohemia Overlook and couldn't have asked for a better wedding venue or day!

Could not have asked for a better day! We were married at the Manor venue in September and our guests could not stop raving about the beautiful views. They are incredibly unorganized, rude, and do nothing to help you on your wedding day. From day one, there were issues. 1.\tLost of deposit check: Okay, we loved the place, the walk-through was wonderful; I mail a check of the deposit (before COVID-19) with tracking and âIt never arrived.â I told them the tracking says it was delivered. Nope, they do not have it. I have to drive up in person (take off work) and drop another check off the next day or lose our wedding day. Because they terrified me, I drove up and drop off the check. 2.\tCommunication Terrible: I think over the nine months we planned our wedding, we emailed upward of five different people that often wanted the same documentation we sent to another person. âOh, we did not get your DJ contractâ we emailed it to Sandy on this date, âOh well, email it to me to again\". Then COVID hits, and their office is closed, so we again email the women that we had mainly been in contact with to see COVID planning and what their thoughts were. We hear nothing for about a month, then finally someone else emails us and says, âThey let her go,â but there was no return emails or any forwarding when we had been emailing her over the past month! I understand times are hard but at least forward her emails to another person.3.\tWalk-through: Met with Britney was wonderful; we asked for the ceremony chairs to be distanced, which they said was no problem. It was a lot of yes we can do that, of course, blah blah blah 4.\tDAY OF: This is where the story really turns. We were allowed to come to the Beach House at 10 am well; we get there, and it is locked. No one in the office, the number goes to voicemail. My mom in her car is driving around to try to track down someone to let us in. She finally finds a groundskeeper who let us in at 10:30, so now hair and makeup are running late. Then we look at the ceremony chairs, not distanced and soaking wet. The groundkeeper tells us they put them out Friday, and it had rained Friday night, but tells us the office staff will be in at noon to help us. In the house, we notice the windows and mirrors are dirty and various other concerns that point to the house NOT being cleaned. My photographers ended up cleaning the mirrors so we could take âgetting ready picturesâ without fingerprints all over the mirrors. Noon rolls around; a staff member comes down and rudely tells me, âWe are understaffed and have three weddings going on.â When asked about wiping down the chairs and social distancing of the chairs. She then tells me, âYou need to accept it will rain on your wedding day.â When I asked her about our rain plan of moving the chairs, so they are not in pictures and also the volumes of water under the tent and around the ceremony site. Extremely rude and unnecessary to have that tone and conversation with the bride on her wedding day. Anyway, we ask for the golf cart to transport the wedding party to the ceremony site (under the tent), which she agreed. Well, ceremony time is about to start, and no golf cart, we had to call three times to get ahold of someone who finally came down to help the bridal party get to the ceremony site. 5.\tAdditional comments: after the wedding, I found out that the caterer was the one to mop the floor under the tent, and my day of coordinator was wiping down the tent and chairs while Bohemia Overlook watched. I also found out that they were bad-mouthing me outside of the house, which my hair and makeup heard as they were leaving.

Originally, my daughter was going to get married in a church, but with the magnificent view from the bluff at the Manor House it was impossible not to have the ceremony there at the venue. The staff at the Bohemia Overlook was very detail oriented and demonstrated experience and expertise in every step in planning the perfect reception. Our experience at Bohemia was nothing short of amazing! My now husband and I got married on Sept 21 at the beach venue (because how can you pass up that view of the water?!). I arrived with my girls at 9am to enter the beach house, which I had the entire day. From the classy nautical decor, comfy atmosphere, and the beautiful view of the entire wedding venue, it was the perfect spot for my bridesmaids and I to get ready. My fiancĂ© stayed in the Barracks house with his guys where they were welcomed with yard games, a ping pong table, and rustic âmanly-manâ decor. (Better yet, they were all able to shower in their industrial-looking bathrooms after playing yard games!). The ceremony was absolutely perfect, as well as the reception. The venue made for the most breathtaking photos (even our photographer was having fun with the shoot!). The owners of Bohemia even recommended most of our vendors to us, making for smooth, easy wedding planning. From start to finish, our wedding was a DREAM! Thank you Bohemia!!

They made our experience so enjoyable and made sure that we were well taken care of throughout the planning process as well as on the day of the wedding. The venue is absolutely stunning. We chose to get married in the barn because it fits our style and the photos from both ceremony and reception are incredible. They also have a charming little house for the ladies to get ready in during the day, and \"The Barracks\" for the gentlemen to hang out, play games, and get ready as well. Both houses were amazing, but the Barracks was really enjoyed by my husband and the men in the bridal party!If you're looking for a venue that is reasonably priced, BEAUTIFUL, and has great staff to help make your wedding day special - look no further!

We loved our experience with Bohemia Overlook. From our first tour with Eileen. Through our wedding working closely with Denise, Brittany, and Eileen to make our day beautiful and special. There are 3 distinctly different venues on this 152 acre property. We ultimately chose the \"Manor House\". It is a gorgeous home perfectly situated above the Bohemia River. It's generous size and natural lighting made it a perfect place for our large wedding party to prepare for the day. Our ceremony was held on the Bluff with stunning views of the Upper Chesapeake bay tributaries. A naturally beautiful and intimate space to begin our lives together.Our cocktail hour was situated around the fountains with a spectacular view. Easily accessible from the ceremony and reception tent.Our reception was held in the generously sized purpose built tent. Included in the rental a superior lighting package including chandelier, Chiavari and ceremony chairs, large round tables, rectangular tables for vendors and gift/cake displays and 2 bars. Another, very important feature, for us, was the level concrete floor pad making it a safe and accessible space for all our guests.We were even able to offer a wine tasting before the ceremony at the tasting rooms of the Blue Elk Winery. graciously hosted by Brittany and Eileen.We had a wonderful experience and highly recommend Bohemia Overlook for your wedding.

If I could give Bohemia 10 stars I would! This venue was unbelievably, take your breath away beautiful! Everyone who works there are also amazing! They made everything so easy for me. The grounds were beautiful with lush trees and flowers everywhere. During the ceremony butterflies and bald eagle were flying around. It was truly spectacular! The tent, the fountain, the historical house were all so beautiful. Great places for pictures on the porch, by the swing, in front of the fountain, and by the water. This place truly made my wedding day extra special! I HIGHLY recommend getting married here.

We got married here just over two weeks ago in August at âThe Manorâ and we could not have asked for a more perfect day! This place is simply amazing. I cannot recommend Brittany & Denise highly enough. The communication was exceptional, everything was organized and planned to the very fine details. We had nothing to worry about. We got married here just over two weeks ago in August at âThe Manorâ and we could not have asked for a more perfect day! This place is simply amazing. I cannot recommend Brittany & Denise highly enough. The communication was exceptional, everything was organized and planned to the very fine details. We had nothing to worry about. I could go on and on but for anyone who reads this feel free to message me and I will reassure you this place is everything you would want in a wedding venue.

I recently attended the Grand Opening of Bohemia River Overlook, and it was simply spectacular. I immediately knew this is where I was going to hold my wedding. I cannot wait until next September! ROUGE also did an amazing job with creating our menu and helping us every step of the way!!
