Elegant Farm Venue: Upscale Barn and Bridal Cabin
Located in Webster, FL, October Oaks Farm is a barn and farm wedding venue. Family-owned and -operated, this estate has been lovingly transformed into an ideal celebration destination. Featuring gorgeous oak trees, a colorful meadow, and natural barriers, October Oaks Farm is both private and beautiful. Surrounded by 80 acres of pristine land, this fabulous barn includes a bridal suite, firepit, and an aquaculture pond. Wedding occasions can be customized to suit couples' preferences, utilizing the landscape to their advantage. The barn has approximately 3,000 square feet of space and features both air conditioning and heat. The barn is able to host 160 people at round tables or 200 guests at rectangular farm tables. There are also beautiful 32-foot slider doors that open to a beautiful paver stone deck. Here, another 150 guests can be accommodated. At October Oaks Farm, you are welcome to host a ceremony rehearsal and hold a final planning meeting four weeks prior to your wedding. On the day of the event, you will have access to a day-of coordinator, reception tables, and a dance floor. Also included are ceremony and reception chairs, bartending services, and in-house decor. Should you wish to use October Oaks Farm's catering services, you are welcome to do so. You can also request a sparkler exit or use candles, and pets are welcome on the property. If it rains on the day of the event, both the ceremony and the reception can be held in the well-appointed barn. Various packages are available at October Oaks Farm for weddings large and small.

Our experience of having our wedding at October Oaks was beyond words! The location is of course breath taking, but one of the most incredible parts of October Oaks that makes it so so amazing is the owner of the venue, Ann. She is without a doubt one of the most caring sweet people there is. She will make sure your wedding goes exactly how you picture it. Sheâs beyond just the owner of the venue, she will make sure your wedding is absolutely perfect! She cares so much about making sure your wedding is the wedding of your dreams. The whole wedding was exactly how I pictured it and more. Just a truly truly amazing night! The whole venue is so beautiful! It looks like it is out of a fairy tail!

Our experience of having our wedding at October Oaks was beyond words! I am going to put this into words as best I canâŠ. If you tour this venue BOOK THIS VENUE!! My now husband and I toured October Oaks 1 year prior to our wedding date.. this was the 5th venue we toured. I was starting to freak out.. I had enjoyed several that we toured prior to here but he just hadnât felt any of them were THE ONE.. until October Oaks. We toured with Michael and right before we got into the truck to head back home he said âwe will be calling you to book our date.â October Oaks was THE ONE. It was the most magical place to get married and I already want to do it again! From day 1 Ann has been amazing. She stays calm, she talks you through everything, she gives recommendations and suggestions when you feel overwhelmed, and she runs a tight ship!!!! Wedding day went FLAWLESSLY. I would hands down recommend October Oaks for ANYONEâS special day. You feel like family from the moment you meet Ann and Michael. We have gotten so much positive feedback from our guests from the location to the beautiful scenery to the bridal cabin to the gorgeous barn.. I could not have envisioned a more beautiful or perfect day. You will NOT regret getting married in the wonderful world of October Oaks.. âour bubbleâ became palpable to everyone in attendance at our wedding day and I know without a day yours can too. It is simply magical.

Wow is the first thing that comes to mind. There are so many wonderful ceremony sites at this venue, but we elected to go with the outdoor âroomâ created by trees and it was truly magical. Iâve been told by many in attendance that it was one of the most beautiful sites theyâd seen between the land and barn. The on site area for bride and party to get ready was the perfect space and absolutely adorable. The barn also was plenty large enough for our wedding and Photo Booth and DJ and even a game area. And while the venue was perfect, Ann was really the one that put this venue over the top. Ann really listened to us wanting some help but also having a lot of personal touches. She made sure we thought of everything since sheâd also double as our Day of Coordinator. I honestly didnât have to stress about the flow of the night because Ann was there early to make sure everything was going right and all the vendors showed up on time. You can tell the moment you step on site the heart that Ann has for this place and it just radiates through to a perfect day. In addition, Ann allows you to look through a ton of decor and use it on your wedding day which saved us so much money overall. We literally sent a list over and all of the stuff was pulled out when we got there early to set up. We also were able to drop off our personal decorations at our rehearsal making the day of a breeze. It took me a while to get to writing this due to life getting busy, but even at this point there is just no doubt in my mind that this venue is levels above many. If you are looking at having an outdoor or AC barn wedding, Iâd recommend giving this place and look and discuss your vision with Ann. She will provide so many options on how the venue can work best for you. Thank you Ann for making us feel like family and helping us have our perfect day!

WOW!! Where to even begin... from the first interaction that I had with the owner Ann, I knew my heart was \" Home \". Ann is the kindest and sweetest person you could ever imagine and want alongside you during the planning process. When looking for a venue, it was a top priority for my now husband and I to have a venue that was dog friendly. Not just as in they were allowed in... but more so as if they were loved and WANTED there. We felt the love ann had for animals, especially dogs and we knew this was it!!! We wanted our dogs to partake in the best day of our life, and they did just that :) COMMUNICATION.. it was amazing!! Seriously, she would email back so kind and informative time after time so FAST, no matter how small or insignificant my questions were, I was always put at peace. I never ever had to stress on communication throughout the entire process, and as a bride thats all you could ever dream of. Lets talk about her decor inventory! Another of the many perks this venue has. I used her arch, tables, chairs, and lots of decor, which saved us so much money. She has an album on her venue facebook page that shows lots of her decor to check out. As we know weddings are very expensive but it was so nice to be able to use so much of her decor. She even has a greenery wall which we ended up buying a neon sign and adding it as a prop. There is also giant jenga, corn hole, you name it! The venue.. its seriously magical and sooooo beautiful. Go see it for yourself .. you will see! So many places for gorgeous pictures, my videographer and photographer had never shot at this venue and they LOVEDDD it! Also, lets mention how the venue includes a bartender and allows you to purchase and bring your own alcohol! That was yet another money saving hack! We were so happy and so happy with the bartender and drinks! Lastly, the day off the wedding. Ann and her ENTIRE team were the best \" well oiled machine\" is the best way to describe it. They were a power house! They all had roles and were so amazing at each. They always ensured our needs and happiness were above all. They were attentive, they were kind, and efficient. Our day ran so smoothly and it was thanks to this team. My husband and I were amazed trully about how every individual in her team was just so great!! They truly took care of us. They were a family to us and we will forever be so thankful that our paths crossed and that we chose them

I cannot express how thankful I am that we chose October Oaks for our venue. Ann and her team were the most genuine and helpful crew out there. Even with a hurricane hitting days before our wedding, she made sure she did everything she could to ensure it was on still. Our guests were so impressed with how nice the property was and the beautiful views (especially sunset).Ann as the coordinator made sure that everything went without a hitch and answered all questions we had since we did all planning by ourselves. She kept in contact with all of our vendors to make sure that there was not surprises the day of the wedding and made sure they were all at the venue when they were supposed to be. She communicated with us so well throughout the wedding and made sure we knew about everything going on and gave us multiple updates throughout the night.Our florals were canceled due to the hurricane and Meagan (Ann's daughter) kindly pulled any florals they had on site to help spruce up what we were able to find short notice. This was a life saver!We also hired Michael (Ann's husband) who owns Michael J Cuisine and what a success that was. He was so attentive and talked with all guests to ensure everyone was well fed and happy with their meals. Even weeks later, people are still talking about the food (especially his mushroom sauce!). I highly recommend hiring him for the catering. All in all, we couldn't be happier with our choice of picking October Oaks and would do so again!

Anne and her team were outstanding! From the final walkthrough to the rehearsal to the breakdown and cleanup, she was there every step of the way with the biggest smile on her face. You can tell how passionate she is about her couples and her property! She made everyone feel like part of the family and made for an amazing atmosphere and experience for the entire wedding process. Pros: The barn and surrounding areas are BEAUTIFUL. Cons: It was not a good or enjoyable experience. We wanted to get pictures with the chair set up since we had memorial stuff for late family members - by the time the guests had cleared out of the ceremony site everything was already cleaned up so we couldn't get those pictures. I had to climb in the back of a side by side to go to picture locations (while I appreciated the ride, it wasn't the cleanest and I was afraid to get my dress dirty). The contract states that you have 2 hours AFTER the reception for your vendors to collect rented items- I was questioned at 10pm when our vendors would be there to pick up rented items, when I responded with 10:45 she was flabbergasted and said that wasnât acceptable since she closes the gate at 10 (keep in mind our reception ended at 10pm so guests would still be leaving). At our 4 week meeting we were told that someone would be there to HELP us set up (not do it all for us which we understood since its more of a DIY place but we expected at least someone to be able to HELP) yet the young lady that was there was too busy cleaning up from the wedding the night before ours to offer any sort of assistance. Overall I understand that they run a business. But maybe consider since everything is diy not having weddings both Friday night and Saturday night and give the brides on Saturday time to set up Friday night. Not everyone can afford a planner or someone to do everything for them.

I can't say enough about how beautiful October Oaks Farm is for a wedding venue! There pricing is incredible for what you get as well. There are many different locations on the property to have your ceremony and the barn being air conditioned is a huge bonus. I have never seen a wedding venue where so much is included in the pricing. They allow you to use their items for decorations if wanted (saves a lot of money), they are so very flexible with you bringing in/using your own vendors, and the fact that the the Bridal Cabin is available all day to the bridal party makes it a very special day/time with those in your wedding party.The staff is AMAZING!!! They are so completely dedicated to making it the most special day for the wedding couple. It was a wonderful and stress free day as they took care of need, want, desire, last minute change, etc. with gracious and loving attitudes.I really can't stress enough how wonderful the staff and venue are. I would highly recommend this place to anyone and everyone!

October Oaks was beyond breathtaking. They helped make the entire wedding process easy. They have several areas where you can choose to have your ceremony and have different arches as a backdrop. I was fortunate for my wedding day because Michael and Ann built a new Rockwall to add to their collection of places to take photos at. The venue had several decorations, centerpieces, cake tables, couches, props, etc., to use for Free to make the venue your own. I didn't have to worry about paying out of pocket for any of it. Ann was an outstanding wedding planner; everything went smoothly during my wedding because of her. They had provided a pamphlet with vendors in the area to help make the search easier when finding a DJ, photographer, or bakery. She made sure to talk through how the whole ceremony would go down and kept everything running on time. Ann was an absolute sweetheart and would go out of her way to make sure your wedding would be stress-free. Michael and Ann made everyone feel like family.

Ann and her husband Michael are absolutely amazing! We loved them from the first time we met them until the very end. They helped us the whole way through the process, gave great recommendations for vendors and helped us create our dream wedding. They helped with everything we asked, even dumb questions. They were very professional the entire time. Both Ann and Michael made sure we were taken care of the whole night. They checked on us themselves and made sure we always had a drink, food and that we were enjoying ourselves. Michael did our catering and it was amazing. People still talk about how amazing the food was. He was adorable with amazing food and great techniques. If you are thinking of having a wedding at October Oaks DO IT!

We were so thankful we chose October Oaks Farm for our wedding venue. Ann was so responsive and understanding, helping us to postpone without any fee or issue, not just once but three times (due to Covid and border closures)! As others have mentioned, the venue is gorgeous and allows for outside catering and alcohol to help maintain your budget. One of the biggest reasons I fell in love with this place was that I knew I wouldn't have to put much effort in decorating to make the wedding look beautiful. They have plenty of decor to borrow and the barn alone is already perfect. The team is incredible. Ann coordinated day of and really came through. It started raining 30 minutes before the outdoor ceremony was to begin and she seamlessly moved everything indoors. Many guests said that plan B seemed like plan A. The bartender Garrett was helpful and had such a good handle on maintaining our alcohol supply, organizing it so we could easily take home what was left over. The whole team came together to help make the night go smoothly. I can't recommend this venue enough! A truly beautiful location run by wonderful people.

this is the best venue I have found by far!! I had a vision for my wedding to be whimsical, and Ann and Michael were able to bring it to life! Their venue is BEYOND gorgeous!! I wanted a forest wedding and they have the cutest forest nook, but they have plenty of spots for a ceremony. The area for cocktail hour was large enough to comfortably fit our 150 guests as well as the most elegant barn to fit them as well. So many people were raving about how beautiful OO is and the pictures I saw my guests post were just amazing!!Not only is the venue amazing, but Ann goes out of your way to make your day perfect and magical! She was our day of coordinator and made our day go smoothly! she was so accommodating to everything I wanted and helped allow me to bring my whimsical vision to life! She is kind, caring, and truly wants to make your day the best it can be. I canât say thank you enough Ann!! that was the best day ever!

I am reviewing as not only the Mother of the Bride, but as the planner who loves detail. My daughter got engaged in May 2018 and knew for a long time she wanted a woodsy feel to her ceremony. Between the 2 of us, we spent countless hours looking online at venues, knowing right away if they were a no, often checking out a spot 3-4x. We narrowed down our list and made a day plan to check some out in person. OO was the 1st stop and we felt the need to go no further, but did since we already had it planned. Arriving, you feel as though you are far away, and in some ways you are, from quite a bit. BUT not to far to accommodate guests staying over. The look of the venue is perfect for a photographer (my hobby and sometimes side gig) because their are NO eye sores. Ann, the owner, has looked from every angle to make sure no custom created area, on the property, has been thought about. From the cute little house covering some sort of water system, to the hidden refrigerator in the bridal cabin. Fast forward to 2020, and the year for the wedding. All during this crazy time, Ann was an organized, responsive, calm in my storm. She goes above and beyond, understanding your vision and making sure it happens. Although I hired some âday ofâ assistance, Ann did most of that job. She understood my need to control some things, and my desire to be a part of others, while encouraging me to enjoy the day with my daughter. What I loved about the day was the options of not having to stay in a stuffy room. The ceremony location was a dream! PERFECT! The cocktail hour area was accommodating to everyone, and made people less worried about social distancing because they were outside and could move about. The reception area, my daughter wanted farmhouse style long tables. We ended up with 3 rows of 5 tables end to end for guests. We had plenty of room between the rows and, if we had to, enough room to dance inside if needed. It was not. Outside we had a photo area using OO stock - a beautiful couch, 2 chairs, a rug and our triangle arch that my husband made. When the night was ending, a number of people mentioned the stars. The stars! The sky was lit with the brightest stars! Oh and we had 3 deer show up, 1 during cocktail hour and 2 shortly after, just roaming the field (my little nephew said they were on the âhillâ). Ann was amazing. In the time since we booked the venue and had the wedding, improvements were made and I didnât even think any were needed. The bar was rebuilt, new doors made for the bride to walk through, the landscaping changed. Things that I saw as enough, Ann and her husband saw as an area they could make better. Speaking of her husband, see him for the most AMAZING, talked about food (he is the famous Michael you may read about in many other reviews). I cannot say enough about this venue and although it has only been a few days since the 11/14/20 wedding, so many, and I mean so many, guests said it was the best spot - wedding they have been to. I cannot agree more.

Michael was our caterer and stepped in to be our officiant at the last minute! Michael did an awesome job during the ceremony and the food was amazing!! All of our guest complimented how great the food was! You canât not go wrong at this venue! They are such a great family! I say family because even their family is involved on the big day! All of our friends and family loved Travis as the bartender! Annâs son in law was so helpful driving us around for pictures and asking if we needed anything! The catering staff were awesome as well! Don't waste money on a day of coordinator especially since Ann is there and knows the place better then anyone. I might have been asked 2 questions all day otherwise Ann took care of it all. She was sure to be on time and if any deviation at all in the timeline she was sure to figure it out. It was all a dream from the planning to the day of. I would recommend this venue to any bride that is looking for the perfect outdoor/barn wedding. I felt like I was apart of their family the whole time and especially with COVID Ann was sure to keep in touch often and let us know their plans. Honestly this was our 2nd venue we toured and everyone... I mean everyone that came with us, my husband, my parents and his parents fell completely in love with the venue and Ann right away! We wanted to keep our wedding close to home and this venue was an hour or so away but my groom and I knew this was it!!! Ann is very personality A, she answered all our questions and put our wonders at ease with her words and her actions! Anything we wanted was up for trying and working out! She made the best suggestions for us that we would have never thought to ask. We chose her husband Michael at Michaels cuisines for our caterer after our tasting! Not only was the food amazing... everyone at our wedding raved about the food but he was the best to work with! He was very accommodating and he felt like an uncle to me! We were in contact about the food and ever changing numbers and any questions or changes I had. I truly cannot say enough about October Oaks! They make you feel like family and never make you feel like a price tag. From letting you use their decor to opening up their venue to let you see what decor works for you! I would recommend this venue to any bride that wants their dream wedding to come to life with the most amazing group of people you could ever imagine!! Nothing but love radiates from the family at October Oaks! When considering a venue you would be doing yourself and injustice to not meet Ann and Michael and see their venue!!

I would recommend this venue to any bride that wants their dream wedding to come to life with the most amazing group of people you could ever imagine!! I don't have enough words to express how incredible this venue and this family are. We visited the venue 2 years before our wedding and I knew it was THE ONE. Not only is the venue absolutely beautiful, the owners are some of the most genuine and selfless people I've met. There are so many beautiful ceremony spots, you are for sure to find a place that fits your vision. The barn was perfectly set up for cocktails, dinner, and dancing. Everything about the venue was PERFECT.Ann and Michael are so welcoming to their guests and treating everyone as family. Ann was quick to respond to emails and answered all questions that I had. She also let me visit the venue a few times between booking and the wedding so I could show it off to my family and bridesmaids. Michael was our caterer and I couldn't be more pleased with how it all turned out. Our guests still make it a point to mention his food when talking about our wedding. Michael was also quick with emails and helped with perfecting our menu. He even helped with last minute dietary restrictions. Having my wedding at this venue and working with this family is a major highlight of my wedding, you won't regret choosing October Oaks for your wedding.

Michaelâs catering was raved about at our wedding, and he was so easy to work with and made everything so seamless. With Ann and Michael, there was NO worries about how the day ran. It was perfect. They made sure to say goodbye and we made new friends during this whole process.Now, to the actual venue. It. Is. Stunning. As soon as we drove into OO, we knew it was the one. Our guests raved how beautiful it is. It truly felt like a dream. Ann also has a lot of wonderful decor that you are able to use, which saved us a lot of money! You are also able to bring your own alcohol as well!!! I felt like a princess that day in the special bridal suite tiny house for my bridesmaids and I. Where do I start? I canât imagine having had my wedding anywhere else. Not only is October Oaks the most GORGEOUS outdoor venue in Florida but, you also get to work with the owner/day of coordinator Ann, who is the sweetest woman youâll ever meet. Her and her husband, Michael, own and built (by hand) this incredible barn and will give you the wedding more amazing than you can imagine. From day one Ann was so approachable and so incredibly knowledgable. I planned my wedding without a wedding planner and I would have been lost if it werenât for her. I emailed her countless times over the course of my two year planning process and each time she was so prompt, helpful, and kind in her responses. She and Michael have thought of everything in creating this venue and it is absolutely stunning. Not only that but from the time of our rehearsal the night before to the moment we left at the end of our reception they took care of everything and not a single detail was forgotten. Our entire wedding day went off without a hitch, which I thought would be impossible. You can feel how much they truly care about each couple and each wedding and it shows in their beautiful work. Ann, Michael, and their wonderful venue, October Oaks, are truly the best at what they do and I could not recommend them more highly!

I was the DJ for our friends' daughter's wedding at October Oaks in December 2015. The location is storybook charming with open pasture and gorgeous oak trees. The barn is custom built for events (A/C, heat, and rustic decorated restrooms!) and even has chandeliers. The owners are also phenomenal chefs and served up a delicious dinner for 200 people. And I appreciated the dance floor strung with Edison lights as the music went up and the sun went down. Who knew such a country gem was so close to Orlando?

I attended a wedding in October at October Oaks. The venue was well kept, beautiful and clean! The staff was friendly and everything was well organized and exactly how it should be! One of my favorite parts was the sparkler ceremony at the end! There is plenty of room and the owners allow for the bride and groom to personalize their wedding according to their liking. The food was delicious especially the creamy mushroom gravy! The bartender was very nice although I think he could have used an extra hand at times! The officiant was very personable and it made for a special ceremony! All in all I would highly recommend this venue to future bride and grooms

The venue was breathtaking, well kept, and made for the most gorgeous photos I've ever seen. Ann is a warm soul who genuinely cares about every single wedding and every single bride. She never rushed us, was overly responsive, and truly was present in every aspect of our wedding. She is a light and we are still thanking the universe for finding her. October Oaks was the first venue we visited and I knew the second I pulled in it was the one. We visited a few venues afterwards just for fun and there were endless restrictions that October Oaks didn't have. We were able to do our sparkler exit, bring our own alcohol, etc. That alone saved us thousands. We cannot recommend this venue enough. It's a special thing to have been married here and I welcome you to this club! It's a day to never forget and one that still brings tears of joy to my eyes.

October oaks farm is one of the best family owned and operated venues for any event, and we would highly recommend them to anyone looking to plan a big event or even something small.

I fell in love with this venue from the get go and just had to book it. The owners are a husband and wife team that felt like family throughout the whole process. The property and buildings are gorgeous and they definitely take pride in what they do. You wonât regret this location and Iâm so thrilled with the way everything turned out.
