We are getting married here officially in November of 2024! We've been working with Nicholas Suarez who's been nothing but great to us since the start. Our initial phone consultation was very efficient and to the point while still covering a ton of information. When we arrived for our in-person tour, Nicholas was fully prepared to show us around RPM and sister property Rose Hill Manor. He showed us all over the manor including the amazing amenity spaces. The secret garden at RPM is really what \"tied the knot\" for me, let alone the entire venue itself. Every question we had he didn't have to skip a beat to answer, and he also answered most of our questions along the way of the tour (great multitasking!). Nicholas has been very communicative/responsive to us throughout our venue hunting process which spanned over the course of a week. RPM was one of our first tours and I (we, haha) fell in love with it so much we were 99% ready to sign a contract that very same day; however, we ended up not going through with it that day because we needed to tour some other venues and review finances. Looking back, I'm kicking myself for not signing originally when we had decided RPM was the one for us! Because it's in such high/popular demand that our preferred dates were snagged even just within a week. We knew we could NOT let this venue get swept out from under us so we snagged our last preferred date and booked. Nicholas has been so wonderful, easy to work with, and accommodating - a really incredible professional in this field and it is CLEAR that he knows what he's doing, which is so nice to give us some peace of mind during the stressful wedding planning process. He was super responsive, answered a ton of nuanced questions, spelled things out in the contract we requested to make us feel totally comfortable, and was all around fabulous to work with. We are having our wedding at Raspberry Plain Manor in October. Nicholas showed us raspberry plain as well as two other venues that were apart of the Manors. Nicholas was very knowledgable and from our very first phone call I knew he would be a huge help. On our zoom call he showed us all of the venues, told us pros and cons, estimated amount of money and what options we had. He then spent a day with us and showed us 3 different venues, he was very speedy with his answers and was also patient with us as we made our decision. We had our wedding at Raspberry Plain Manor in May and it was our absolute dream venue. It ended up raining the day of, but the ceremony rain plan was still absolutely gorgeous (one of the many reasons we selected this place). The food was also incredible. Our guests couldn’t stop talking about it! All of the staff are also very helpful and friendly, especially our coordinator Lindsay. She is an actual angel. Lindsay answered my hundreds of questions, made sure everything ran smoothly, and helped keep me stress-free from beginning to end. My wife and I got married here in April and it was absolutely perfect! The venue is stunning and brings a great amount of character and charm to your wedding. But what made our experience so amazing were the people. Our wedding coordinator Lindsay went above and beyond to make our day special and remove all the stress that surrounds such a big event. Along with her assistant Laia who was there when we arrived that morning to get ready and always checking on us and offering assistance. These 2 really played a large part in making our day so special and go off without a hitch! Chef Aime provided the delicious food and we heard such great feedback from our guests about how good the food was! Fernando and the wait staff were on top of it constantly with ensuring h’ors d’oeuvres were readily available and the wedding party always had drinks available. This venue and staff are phenomenal! She was extremely detail-oriented, and we appreciated her guidance and recommendations as we finalized all of the details. Day-of, we worked with both Lindsay and her assistant Laia. The weather was very touch and go, and Lindsay was extremely flexible when making decisions about our ceremony site, which eased our anxiety! Both Lindsay and Laia attended to our every need during the day. Laia brought us food while taking photos at cocktail hour, and made sure we were taken care of. We had a chance to have a quiet moment before the reception began and Laia brought us two plates of pasta- We appreciated it so much!!Speaking of the food- it was fantastic! Our family and friends could not stop talking about how good the food was.Overall, the setting was beautiful and exactly what we envisioned for our special day. Sarah K(bride)5 out of 5 Rating Wedding Date 24-09-2022 Once we took our tour of RPM, we knew it would be the perfect venue for us for our September wedding. The beautiful ballroom with tall windows, and charming house with a large patio and amazing gardens/green space leading up to the venue was exactly what we wanted - a space that was beautiful in itself and would require minimal additional decorating, and gave us peace of mind that an indoor ceremony backup option would be equally as beautiful as an outdoor one. RPM is definitely not one of the cheaper venue options in the area, however these costs factor in a month of planner, reasonable access to the entire coordinate/admin teams leading up to your wedding for general questions and logistics prior to that month, all your tables/chairs/linens/plates/silverware required (with significant color and style options), bartenders and servers as well as catering for dinner and apps (gala cuisine catering). As a bride who didn't want to invest in a full time wedding coordinator, having all of these major components of your wedding handled by the same group made my life and planning significantly easier. You also provide your own alcohol but they provide basic mixers and NA drinks for guests like soda, coffee and tea, which helps with budgeting as well. Tori Tindall was our Venue Coordinator, and she was so wonderful, sweet and accommodating throughout the process and was amazing on the day of - our day went so smooth and seamlessly for us and the guests, and I know that was because of her. Our guests were stunned by the ceremony and reception space, and continue to rave about how great the food was. We went with a buffet option, and were a little nervous about going with Gala upon signing the contract without having tried the food first, but we had absolutely nothing to worry about -- the quality of food on the day of was somehow even better than from when we finally did the tasting, and buffet was perfect/organized well and didn't take a lot of time so our guests were fed quickly and were able to eat as much as they wanted. If it's in your budget, RPM was a magical space for a wedding day and we would definitely recommend choosing it + asking for Tori as your venue coordinator. Reviewed on 01-01-2023

Ginny Odierno(bride)2 out of 5 Rating Wedding Date 28-04-2022 We have really mixed feelings about our experience with Raspberry Plain Manor and Gala Cuisine for our April 2022 (originally October 2020) wedding. First the good: Our wedding day itself was perfect—the manor and property were beautiful, and everything went exactly as we had planned. We loved the mix of the beautiful grounds, the historic manor home and the modern, light-filled ballroom which was the perfect size for our reception. It was also very convenient getting all rentals, catering, etc. through Raspberry and not having to deal with multiple companies. The food was delicious and the staff was so good about making sure we were well-fed throughout the day. We loved that we were able to bring our own alcohol—that definitely helped with our budget. Both the catering staff and the bartenders were amazing. Our signature drinks turned out so great and the bartenders even pulled out salt (which I had totally forgotten) for the spicy margaritas. All of the event staff were great and easy to work with. However, the business side of the house was a huge pain to deal with. We had to postpone our October 2020 wedding twice due to COVID and Raspberry Plain Manor was by far the least accommodating of all of our vendors. We had to pay a pretty substantial postponement fee each time we postponed and had to pay for our wedding in FULL by our original wedding date in October 2020, meaning Raspberry was holding our money (venue + full catering cost for 165 people) for 18 months. This made us extremely uneasy, but we felt like we had no choice if we didn’t want to lose our deposit or try to host a 165 person event during the height of COVID (which Raspberry assured us was possible). Following the wedding, Raspberry informed us we would be returned our security deposit within a month. After not receiving it in a timely manner, I reached out to them and they then stated that there had been an accounting error and that there was no security deposit to return. This was extremely frustrating, unprofessional, a little bit sketchy, and left us with an overall bad opinion of management and tainted our memories of our wedding day. Bottom line—the venue was beautiful and we had the long-awaited wedding day of our dreams, but I’m honestly not sure it was worth the hassle and stress of dealing with the Raspberry Plain Manor management. There are so many other beautiful venues in the Leesburg area and wedding planning is already stressful enough, you don’t need a venue to add to it, so I’d recommend considering other venues. When starting our venue search last summer, it was important to us to have a large space to accommodate our guest count as well as a solid rain plan and RPM was the perfect fit. We loved that most everything was included in their packages-- catering, linens, utensils, chargers, tables, chairs, etc. A tasting was also included, and my fiancé and I were impressed by the quality of everything we tried. The entire RPM team was very responsive through the planning process and had an answer for every question that came up. Our month-of coordinator, Lindsay (born to be a wedding coordinator), was a dream to work with and helped our day run seamlessly. She took care of every detail from vendor coordination to reaching out to guests with special dietary needs. She even let us make the call about inside vs. outside for our ceremony 6 hours prior. I'm really grateful for that because if we had made the call the day before, we likely would have had our ceremony inside based on impending thunderstorms in the forecast. We ended up with perfect weather! Our 220 guests raved about how stunning the venue was, how delicious dinner was, and how smoothly the day ran. When my fiancé and I first started looking at wedding venues, we were so lost and with more venues it was just more questions and headaches. That is until we arrived at Raspberry Plain Manor and met Nicholas. To start, the venue itself is beyond beautiful and can sell itself. To compliment this beautiful venue is probably one of the most amazing people I have met thus far and that is Nicholas Suarez. Nick did such an amazing job of showing us around the venue first and answering any questions we had in full detail. Upon looking and falling in love with this beautiful venue, Nick accompanies you to his office to answer any other questions and starts showing you the pricing. Again, going into full detail to explain everything and make it as clear as possible. The thing that set this venue apart from others was the fact that almost anything you need can be done by the venue. From catering, to silverware and tablecloths, while other venues recommended vendors that you would have to hire. But aside from the beauty of this place and how easy they make the whole process, to include the day of your wedding, Nick is what sold us. The response time from him has been impeccable, responding usually within the day, no later than 24 hours. Literally any question we had he was able to answer, or at least point us to the correct direction. We started to become frustrated at other vendors because they were nowhere near the service we were receiving from Nick. Even when we reached out to recommended vendors and they wouldn't answer, we reached out to Nick and he personally reached out to vendors and got us in touch with them. Believe me, when I tell you you're making the best decision to choose this venue. Not only for the beauty of it, but for the service received from it. But there are more reasons to love it.We had a long gap between when we booked the venue and our wedding (thanks COVID!) and I will say that after the initial booking, you really don't hear much from them, and when we did finally start getting emails, everything felt very last minute and rushed. For example, they emailed us to schedule a tasting, offering us only 1 date which was a week away, simply saying \"this is the date we have available for your tasting. please respond ASAP as we have very limited availability.\" We had to call them to negotiate another date that we could actually make it to. I'd imagine it's like this with most big and busy wedding venues but it's worth noting that we felt stressed every time we received an email from them about booking things. However, once we had our walkthrough with our day-of coordinator, Lindsay, everything clicked into place. Lindsay is an absolute dream to work with and I remember walking out of that meeting feeling like I was in the best hands—which I was! She handled so many details, was quick to respond to emails, and as we got closer, was hyper-focused on making sure we had everything we need to make our day perfect. From helping me bustle my dress to making sure the bartenders knew what drinks we wanted so they got handed to us as soon as we walked up to the bar, Lindsay made sure we had the perfect day. She even helped me hang onto my hope for an outdoor wedding, pushing back the time when we had to make the call because she knew I wanted an outdoor day and wasn't willing to give up on the weather just yet. (the weather cleared late the night before our wedding and we had it outside and it was perfect!) If you book Raspberry, my rec is to ask for Lindsay to be your coordinator!Other than that, the place is gorgeous. It's a photographer's dream. Guests came up to me several times throughout the night telling me it was their new favorite venue. The food was great and the bartenders were fantastic. While we received an initially friendly reply and request for a Zoom meeting and tour, when we requested basic financial information, we got a curt response. After letting the venue know they were out of our price range and wishing them well, they followed up by telling us that was why they didn't release numbers before tour, and we couldn't set a budget for the \"experience\" and \"higher level of service\" they provide. The entire planning team was super friendly and helpful during a tumultuous 2 year delay to finally have our reception. Our day of coordinator, Lindsay, was incredible to work with. She is friendly, funny, and knows how to make sure you and your guests have the smoothest, best wedding. We had a tamarind whiskey sour as one of our signature cocktails and the bartenders executed it perfectly. The space is gorgeous with lots of sunlight and if it hadn't been a little rainy that day the outside patio would have been amazing too. The outside space is beautiful as well with a lovely view out into the pastures and mountains of Leesburg, VA. However, dealing with the staff and management team makes this venue undesirable. The staff proved time and time again to be rude, unprofessional and inconsiderate of what my husband and I wanted for our special day. We were planning a wedding while navigating covid and their lack of empathy really shined through. We were constantly told to \"look at the contract\" when we asked a question or inquired about something for our wedding day. The food was subpar and the chef was apparently very frustrated that some of our guests had allergies including me the bride. Now this venue is beautiful, but definitely not worth the hassle! Having the linens, table settings, catering, and bartenders covered in the contract was really nice, and the selections they had were great. I also appreciated all the planning and deadline information they provided upfront. It was important to me that all guests could be in the same room and mingle, and RPM had our guests dancing all night. I will say we couldn't have pulled this off without the help of an outside planner, as RPM's day-of coordination services didn't always accommodate our ideas easily and it was hard to book an initial tour. We were able to hold the wedding outside on a beautiful Saturday afternoon, with perfect weather and a stunning view. Happy hour inside after the ceremony was superb, and there was plenty of staff to serve beverages and appetizers. Dinner, speeches, and dancing all went according to plan, and the team helped us pack up and could not have been more flexible and easier to work with. Lindsay politely helped keep everyone and everything on schedule-it really was amazing how perfect the entire event was.With dinner, the food was one of the best surprises. Every detail was covered in the preparation and tasting done in advance – but you never know how it will turn out on the day of the event. Chef Aime’s food was amazing and it was even better than we remembered at the tasting – every dish was excellent! The guests in particular raved about the buffet style dishes and service.Raspberry Plain Manor was well worth the investment, and all of our 150 guests agreed that the venue and the team that served our guests were top shelf in all aspects – it could not have gone better, and it could not have been more fun. It was a direct result of Lindsay and her team’s attention to detail and efforts. Thanks again, our family and friends have an unbelievable day of memories – we are sincerely appreciative, and would highly recommend Raspberry Plain Manor to anyone planning a wedding. First, our month-of coordinator through the venue, Lindsay, was a dream to work with and phenomenal at her job. She took control of the event and went above and beyond to ensure that our guests were happy and everything went smoothly. She truly thought of everything, was extremely professional and attentive, and was a calming presence throughout the wedding planning process. They were also super flexible and accommodating with last-minute changes to guest count due to COVID, etc.Second, the venue itself is truly STUNNING. All of our guests commented on how beautiful it was. It was perfect for hosting a winter wedding because of the the huge indoor space with great light. It was also really nice to have the indoor mansion space, especially for older guests who wanted to take a break and sit away from the band where it was quieter. The space is so gorgeous that you don't need to do much in terms of decor. It's super convenient that chairs, linens, etc. are all included in the cost of the venue.Third, we did the Gold Package and catering through Gala Cuisine, and we were very happy with the decision. The food was great and got a lot of compliments, and the whole process was super smooth and professional. We opted for a buffet since it would have been an additional 4k+ to do plated, but guests were happy with it. We were very happy that the venue allows you to bring your own alcohol from Costco, which really helped us save on costs.I will note that there are additional upgrade charges for certain things (upgraded food options, extra hours in the venue, etc.), but we found all the costs to be super transparent in the contract and honored fairly throughout the process. Just make sure you read the contract, and you definitely won't have any issues. (And in our experience, the venue was flexible and even more accommodating than the contract indicated.)Overall Raspberry Plain Manor is not exactly the cheapest option, but we found it to be a really great value considering the level of service and everything that is provided. (We also got a discount for hosting a wedding during Jan/Feb. Winter brides, look no further!) My husband and I were Covid casualties, we had to reschedule our original wedding, and then a week before our rescheduled date, Covid surged again. The team at Raspberry Plain Manor was responsive, flexible, and above all - kind. The food is FANTASTIC (our guests are still raving about it), the staff is amazing, and the venue is absolutely stunning. Special shout out to Lindsay, who was our day of coordinator. I can say with 100% certainty, our day would not have been as relaxing (or as much fun) without her. Our coordinator, Lindsay, was the BEST. I had far too many questions on the littlest of things, and she handled everything. She was so kind and knowledgeable, and made me feel like we were friends. I could feel how she was invested in our wedding like it was her own, and she ensured everything was seamless. She made it so easy for us! The catering staff did a great job, and the food was absolutely delicious. Special shoutout to our bartender, too! She was so friendly and funny. So many guests complimented the venue and food. I had my wedding there in October, and can say the only good thing about this venue is the manor house itself. Our go-to contacts at the venue were incredibly rude and unprofessional. We constantly had to remind them about things in our contract, the in-house caterer was not good, the in-house photo booth was TERRIBLE quality (and they spelled my name wrong on the photo booth template after having gone through the planning process for 3 years with them), the list goes on. We had to postpone our original date by a year because of COVID, and the venue was so understanding and made things easy even when Omicron flaired up during our reschedule date. They worked with our family amicably and truly just wanted us to have a great experience. Lindsay was our coordinator, and right off the bat, we could tell she was amazing. She was so warm and welcoming, but also extremely knowledgeable and had a solution for every obstacle we had on our big day. At the last minute this year due to rising cases, we then had to reduce our wedding size from the expected 100 guests to a total of 20 people (bridal party and family included.)From start to finish, our RPM coordinator Dawn and the RPM team worked seamlessly and tirelessly to help us make the wedding of our dreams. They showed incredible flexibility and embraced the last-minute guest count change with a fantastic attitude, willingness to help, and a genuine desire to give us the best possible experience that they could.While we still wish we could have had everyone there, we were thrilled with the way RPM worked with us and with the end result. Unfortunately, the staff there, mainly our in-house wedding coordinator, did not make it an enjoyable or easy experience.First of all, we were sent documents with timing and information that apparently wasn’t accurate anymore, but no one reached out to us to let us know this. We were told by the Administrative Coordinator we would have a 4-month wedding coordinator which did not match our contract. When we finally met with our in-house coordinator, Steffanie she told us that the draft timeline (ceremony, reception) that I used for our wedding invitations and website was incorrect, seemed completely clueless, and told us that they were in the process of changing all of their flyers/documents. This change should’ve been prioritized and then communicated to ALL couples.Once we started planning with our coordinator things did not get easier. The staff was unaware of specific contract details which made for confusing back and forth emails. We were told that we needed to finalize the menu ASAP while we were still waiting on answers from Steffanie and Nicholas.In our opinion, Raspberry Plain Manor was not accommodating during the planning process and everything we thought the venue/coordinator would be helping with ended up not happening. For example, Steffanie could not move flowers or any decor after the ceremony so we had to hire our florist to stay longer to help, she couldn’t set up food for our bridal suite, left all our bridal suite items in bins instead of setting them up, put frames in incorrect places, the list goes on. She also told us that she wouldn’t be able to assist in any of the details leading up to the ceremony because she would be helping the staff at the venue. If this is the case for all weddings, the coordinator role should be communicated clearly so couples aren’t left thinking they have a coordinator but really just having a venue manager. On top of that, I was honestly shocked to see the timeline that was created for the day. No details, incorrect information, incorrect venue name, etc.The day of the wedding was stressful. We created an incredibly detailed timeline (mainly because we didn’t trust the staff to execute our vision) and it is our opinion that Steffanie botched several details including exchanging letters and gifts with our parents, timing of photos, setting up decor, communication with the bartenders, confusion with our restricted diet meals, not using the specific champagne that we purchased specifically for our toast, etc. After repeatedly asking Steffanie for help to keep track of time and keep things moving once we arrived, she was nowhere to be found. If I could go back in time I never would have booked the in-house coordinator at Raspberry Plain Manor.The amount of stress that we felt because the staff was incapable of doing their job was unacceptable. I should not have had to look at my phone to check on the timeline while at my own wedding! The venue space is nice and the ballroom made for a beautiful reception, but it is NOT worth the added stress. You want a venue that is flexible and accommodating and I would not recommend Raspberry Plain Manor for a wedding venue. Reviewed on 21-11-2021

The high ceilings, windows, patio area for the ceremony, etc. was everything and more for what we envisioned. We had the pleasure of Lindsay Robeson as our coordinator. She made sure I was at ease with everything, and had to worry about nothing working up to the day of the wedding. I had many people ask why it didn't seem I was stressed the week of the wedding, and honestly it was because of her. Even the day before the wedding, when we knew the rain was not only going to be heavy, but strong winds would also be a factor, Lindsay worked her magic with our tent rental company. We already had the tent, but we needed to now add the walls. There was a bit of a hiccup due to 2 extra hours now needed for set-up/break down, which didn't work with the schedules of both the ceremony and the next days vendors coming in. However, by 3pm Lindsay made sure that the tent for the ceremony would be surrounded by walls. She also made sure the wedding party was fed during the cocktail hour, since we all had to run upstairs and change. The whole day was truly spectacular! Reviewed on 02-11-2021

Everything worked out so smoothly for our wedding earlier this month, and we wouldn’t change a thing. We were so grateful it didn’t rain so that we could enjoy the ceremony and cocktail hour out on the patio then reception in their beautiful ballroom space. It’s amazing how everything comes together so quickly, and the person who made everything perfect was our assigned Day of Coordinator, Dawn McCants. From other reviews, it sounds like all of Raspberry Plain’s coordinator staff are incredible, but Dawn exceeded my expectations (and my mom’s which is tough to do). She was super responsive throughout the entire process and helped me finalize schedules and timelines with great detail. While I was at my rehearsal dinner, she reached out to my DJ herself and made some changes with him for our processional and looping the song and it worked out perfectly thanks to her. She even had the chef put aside appetizers up in the bridal suite so I’d eat a bit while my dress was getting bustled. I can go on and on with the little things Dawn did for us prior to and on day of - we’re so grateful for her! As for everything else – food was amazing (guests keep mentioning how good it was), bartenders/staff were great, and we used a few of their preferred vendors who were incredible as well (shoutout Sherry who brought everything to life with the florals). Mo S(bride)3 out of 5 Rating Wedding Date 11-09-2021 We chose the venue site onseen given COVID restrictions, but could tell from pictures that it was going to be absolutely beautfiul! We were happy with the venue itself but did run into a couple of issues with management/the vendors that they recommend that left a bad taste in our mouth. As helpful as Nicholas seemed, he was nothing but a sales man. He would go cold and when we ran into issues and never did anything with the feedback we provided about our experience. The administrators also dropped a couple of balls and if it hadn't been for me constantly checking in, we would have missed important items. At the end of the day, the venue is just looking to make money and is not too concerned about making your big day special. Also, unless you are planning on ordering American cuisine, I would not recommend using the in-house caterer, Gala Cuisine. The food did not match the cost that we paid and overall I think you get a better deal/options when you bring in your own caterer. I think what made the whole experience better is when we were matched with our month of wedding planner, Lindsay Mages. She was AMAZING. We would have been a hot mess with out her. She was super easy to talk to and she understood the goal of making the day of as seamless as possible - which she did! She executed everything flawlessly and I, as an already anxious bride, never had to worry about a thing! The beauty of the venue and the joy we had on our actual wedding day almost made up for the difficulty we had working with RPM's management.We had to postpone our wedding from 2020 to 2021. All of our other venues and vendors were very accommodating, the one place that was not was RPM and their management. They initially were unwilling to change our date when we started this conversation at the end of April, 2020. When they finally agreed to this, we decided on a Saturday date. I had asked them to give me 24 hours to confirm with my vendors. By 8am the next morning they had given it to another client so we were forced to settle on a Sunday. This year we realized our guest going to be much smaller than anticipated, as many of our family members who are living abroad were not able to travel due to the pandemic. We were locked into the cost and guest count we had signed up for 2 years ago, and found that we were going to be paying for 100+ people that were not even in the country. We realize that contracts are contracts, so we were always willing to pay the contracted price agreed to prior to the pandemic, but tried to negotiate having some additional items provided to us to make up for the fact that we are paying for 100 guests that were not going to be there. After several emails and attempted phone calls, and complete unresponsiveness from the management, we ultimately came out with no offerings from RPM. The worst part of this was their unwillingness to have a phone conversation with us. It took several back and forths with someone that was not in management before getting a hold of the manager. Then when trying to follow-up from said conversation, it was almost like it never happened. Where did that money for 100 guests go?We did the gold package through RPM. We used Bollywood Bistro, who we know well and have worked with before on previous events. 1 month prior to our wedding, we reached out to finalize details and they felt like they could not do another wedding at RPM. The last few they had done, they were underpaid by the venue. Everyone's costs had increased due to the pandemic, but RPM was unwilling to meet the caterer's needs. Their ultimate solution for us was that we had to pay the difference for what the caterer was asking. The entire benefit of going through a venue like this is that we would pay RPM, who would then work directly and negotiate with the caterers.We were promised that despite having <200 people at our wedding, we would still have the staffing for 275 people since again, that is what we paid for. On the day of the event it certainly did not feel like there were even enough staff for even 150 guests. The food at our buffet line was not labeled prior to inviting guests up to dinner. This is a huge problem especially when the wedding is 50% vegetarian and there was meat served. We had to ask someone to get labels for the food items as people were already lined up for dinner. Finally, we were told that the space could comfortably hold 275 people with a dance floor which is one of the reasons we chose the venue. However, after having a wedding that was set up for 200, I would not recommend having more than 200 for a seated reception if you are having a dance floor. I would NOT pick working with this management team again. Unless the management changes or they learn how to work better with clients and their partners, I would not recommend this venue. I couldn't get over the tall ceilings paired with the windows letting all the beautiful sunlight and scenery in. It offered the elegance and romance that I wanted, and it was truly unique to the venues I had previously visited. The manor surrounded by open green fields also gave a warmth and easygoing feeling that I wanted for our wedding. I specifically sought this place out because we wanted to have a venue that could do an indoor reception and outdoor ceremony, but I would have been just as happy if we had everything done indoors. Shout out to Nicholas Suarez who was so helpful and very quick to respond, especially when my mom and I were trying to make the decision in the beginning (and while I was doing most things out-of-state). Thank you to Gala Cuisine catering who offered a variety of options as well as delicious tastings. They were so accommodating when we ended up choosing something outside our initial requests for our tasting. (Side note: if you like salmon, try their salmon at your tasting. It was so tasty!). Special thanks to Lindsay Mages who provided her positive energy and honest opinions/recommendations throughout the month prior to the wedding. She was an angel on our wedding day, being quick to adapt to unforeseen changes, making us feel extra special, and coordinating everything so smoothly. She and one of the wonderful bartenders, Marco were so gracious in creating specialty drinks for us on the spot. This is a beautiful venue that has a lot to offer. I would choose it again and again! The venue itself is gorgeous and perfectly captured our vision for our wedding day. We had the pleasure of working with Melissa who was there with us every step of the way (including answering our many late night random questions). Having our wedding during COVID times is stressful enough but Melissa and the Raspberry Plains team was there to assist us and offer suggestions to make sure everyone felt comfortable while also being able to enjoy the day. I threw Melissa a bit of a curve ball asking if there was anyway we could project a video of best man speech during the reception (one of our best men had been deployed a month prior) and she handled it with ease and helped set everything up directly with our DJ behind the scenes. She and the entire Raspberry Plains team are true professionals and will do anything to make your day exactly how you envision it. We used their in-house caterer of Gala Cuisine and even 4 months later our guests are still talking about how good the food was! From rescheduling our wedding due to COVID to changing the ceremony location the day of due to the weather, Khatera and the RPM team were beyond helpful and flexible. Our month of coordinator, Khatera, was always super responsive and her impeccable attention to detail allowed us to enjoy our day and know that everything was going to be okay. Any hiccups that did happen, Khatera & team always seemed to find the perfect solution for.The venue itself is gorgeous with so much privacy for your wedding and ample parking space. Both the indoor and outdoor ceremony locations are stunning, and you can't go wrong with either choice. Choosing Raspberry Plain Manor was an easy, one stop shop for amazing catering, linens, and a beautiful venue. Everyone was delighted by how delicious the food was. Weeks after our wedding, our guests are still talking about how much they enjoyed their meals.Despite the unforeseen challenges, we were able to have the beautiful (& safe) wedding of our dreams. We give Nikki so much credit to the success of our wedding, she was not only well-organized throughout the process (months leading up to the wedding) but also very kind and supportive working through our questions, day of planning, last minute thoughts, and giving me the right energy to comfort my wedding day jitters and nerves. It was a real pleasure working with Nikki and the team at Raspberry Plain Manor, everyone was very accommodating, timely, professional, and on top of their work. During the cocktail hour, a few drops of red wine fell on my dress from an embrace with a family member, one of the workers there helped me immediately get the stain out and let me carry on without hesitation. Everyone was fantastic. Nikki helped us fine tune all the details to our wedding and helped to make sure it went to plan as organized. She assisted with the vendors when we were too tied up to connect, and helped transition our guests from ceremony, cocktail hour, reception, and sparkler send off. She was also helpful after the wedding with connecting in and making sure we had everything that we brought with us. One can really appreciate this professionalism in a time where it can be a rare occurrence, and during the wedding this is exactly want we needed and wished for. We cannot speak more highly of the staff, team, and especially Nikki. Our wedding went perfectly because of everyone there, and we thank them for making our vision come to life. When venue hunting we were pretty picky about everything. Ryan really wanted a venue with history behind it. Me being a wedding photographer myself I planned a lot around pictures, food, having enough room to dance, and what everything looked like. I searched venues based on what things would look like if I had a complete downpour. I also was looking to have the wedding inside just to keep everyone comfortable. Ryan wanted to make sure the bathrooms were close and that drinks and food were on point. We booked with Raspberry and they were so organized and friendly with everything. We went with Gala Cuisine for food and EVERYONE loved ALL of the food! We used Iconic Events to wedding planning and they were BEYOND amazing! We had Nikki and she helped us and always went above and beyond. Even the wedding party raved about how helpful she was. She is super organized with her spreadsheets and will make sure things go smooth for the weekend. I even had several health issues during the last few months before the wedding and she was a life saver! She even texted and checked up on everything the next morning. She was worth every penny! She made sure the evening ran so smoothly, I feel like I did not even need to put an extra thought in to anything other than enjoying the night. She was so much fun to work with and provided great advice leading up to the big day I would 100% recommend her to any bride.The venue was a perfect place to host our 190 person guest count. There was enough room for people to hit the dance floor but also allowed for others to find some quiet space in the Manor house side rooms if they needed. The pergola on the back deck is perfect for an outdoor ceremony, but the rain plan for an indoor ballroom ceremony is just as stunning, as it is framed by a greenhouse-like room with floor to ceiling windows framing the beautiful golf course neighborhood and mountains of fall foliage. The bridal and groom's suites are separate and beautifully furnishes, making it easy to keep skeptical brides and grooms separate before the first look or ceremony. The secret garden is a fantastic place for photos, smaller ceremonies, and a break from the hustle and bustle inside. Laura and Yolanda were amazing at answering any and all questions, and they went above and beyond to make sure the day was everything my husband and I had been dreaming of. The spreadsheets provided for help with our organization made the process simple on our end. We ended up going with a different venue (decision factor was wedding date availability). Though it's not far from rt 15, it's actually very secluded feeling and quiet and easy to get to. Claire Simon(bride)5 out of 5 Rating Wedding Date 21-09-2018 Raspberry Plain Manor was the FIRST venue I found online when we started our wedding planning, and I fell in love with all the pictures! We scheduled a tour a few weeks later and knew it was the perfect venue for us. Some highlights:-\tThe planning was very easy (or as easy as one would hope)! Laura from Iconic Events helped us with our contract and walked us through all the steps. We went with the gold package, which included tables, chairs (gold chivari), linens, napkins, food, non-alcoholic beverages, etc. We also had our wedding on a Friday and got a $2000 discount. We loved the venue so much that we also had our rehearsal dinner there the night before our wedding. We had a pretty strict budget for the rehearsal, and Laura worked with us to make sure we stayed within budget without sacrificing anything! We also really loved that the venue provided us with a list of recommended vendors. We ended up using the florist and photographer the venue recommended – and they were just as amazing! -\tThe venue is absolutely beautiful. We got married in the “secret garden.” Our ceremony felt very intimate even though we had about 100 people there. The ballroom is magnificent. Our guests kept commenting on how beautiful the chandeliers were! And the ballroom has fairy lights. The space was just right for our wedding size, but it can easily fit more people. The venue also has a really nice getting ready room for the groom and groomsmen, and a private wing for the bride and bridesmaids to get ready! -\tThe staff was wonderful. Laura checked-in on us numerous times early on in the process. Our day-of coordinator (Yolanda), whom we worked with through the venue, was also so helpful in making sure everything went well the day-of. I did have a moment or two where I was a very nervous/anxious bride, and Laura and Yolanda both helped calm me down and reassured me that 1) everything is okay and 2) that it’s totally normally to be nervous! The staff was also very attentive. My fiancé and I visited the venue on Wednesday the week of our wedding, and we felt like some landscaping needed to be done (grass cut, weeds pulled, etc.). The staff was on it and when we arrived the next day for our rehearsal, everything looked a whole lot better! -\tA few other notes: The food. It was amazing! I had multiple guests tell me it was the best wedding food they’ve had. We also really appreciated that the venue let us drop things off a few days in advance of the wedding. We got married at the Manor on September 16th, and my husband and I were so honored to have created some of our best memories there.The in-house wedding coordinator, Laura Kim, was incredibly helpful and informative. On the day of the event, her and her team brought my vision together with such effortlessness. And although I wasn't the most organized bride, they found a way to handle every detail with competence and creativity. Because this venue really is such a magical one however, I feel like it’s worth noting the aspects of the experience that were somewhat disappointing.First off, I found the grounds of the building to be somewhat unkempt. I got married outside, and in preparation for the celebration, my florist ended up having to weed the garden area herself. I also noticed that the interior of the building was also in need of a good cleaning. One room in particular, the library, seemed poorly decorated and in a state of disarray. I have to say though, I was an especially picky and particular bride, and maybe had an unreasonable set of standards on those two aforementioned elements.Both of the above concerns pale in comparison, however, to the unfortunate experience I had with Raspberry's in-house Light and Sound Designer. Although this particular individual was initially patient with my seemingly endless list of questions and ideas, we ended up having a number of slightly off-putting interactions. Although I was told by the staff that Tamer \"always pulls through in the end,\" their reassurances were unfounded. Sadly, right before I walked down the aisle, the sound buzzed and beeped loudly and then went out completely. At the time, I was reassured by the coordinator that \"everything would be fine,\" and that I was wrong about the sound being off. Despite their reassurances, I wasn't able to hear the singer or the guitar player at all, and the pastor's mic went in and out for several minutes. I was saddened and upset by this, as I had been looking forward to that moment with much anticipation.Tamer later apologized several times, and offered several explanations as to why the sound did what it did. He also reimbursed me for some of the money owed. Even so, I felt the damage had already been done. On top of that, there were a handful of other smaller miscommunications between Tamer and I, one of which resulted in him texting me on the morning of the wedding, asking me to pay an additional amount of money. I was incredibly busy at that time, as one might imagine, and found this to be insensitive and disrespectful on his part. I have since heard from the venue, and discovered that Raspberry will no longer be working with this particular individual in the future. Of course I wish him and his team all the very best, as I appreciated his humility in the situation. All in all, I am thrilled to recommend Raspberry Plain Manor to any bride that's considering it. I had a very hard time finding a historic manor house type venue that still had a large indoor section to host a big wedding rather than having to use a tent outside. The venue is very clean, well kept and spacious- our wedding had a final guest count of 146 and we still had a lot of room for guests throughout the house and in the reception area. The floor to ceiling windows offer amazing views of the farmland and mountains behind the house and the secret garden with boxwood bushes to the right side. All guests were blown away by the beauty of this venue and the food from gala cuisine as well! Our wedding planner even said it was the best vendor meal she had ever had. The staff was so helpful, responsive (usually within minutes to hours) to all of our emails and made sure our big day turned out perfectly! The reason for the 3-star rating is not due to the physical venue itself, but the communication issues among the wedding planner staff. There were many dropped balls, communication errors and missteps that could have resulted in significant errors on our wedding day if we had not been constantly vigilant (not what we paid $1500 for, believe me). One important note: if you sign on with this venue, make sure you have IN WRITING a contractual commitment of what has been promised in terms of service. A verbal assurance of \"oh that will be taken care of\" is not something you can depend upon. Get it in writing. And make sure to check every detail of your wedding day, right down to the seating chart, wedding end time, sparkler sendoff, where your caterer will be set up, and just about everything else. We were not able to depend on the RP wedding planner for these things (and more). Had we known ahead of time we would have found an outside planner to work with and saved $1500. This was just a sneak peek at how easy the day-of was going to be and thanks to Laura, Angela and the RPM staff the day went off without a hitch and everything was more stunning and more beautiful than I could have ever imagined. The very specific vision I had created for this day was magnified by ten and they made it a reality. The staff were incredible our guests talked about how accommodating they were and how kind throughout the evening and the following day. We booked sight un-seen in November of 16', based on photos alone and after speaking with Laura about the plans for the property. Gala Cuisine had purchased the property and had begun renovations. We spoke with Laura at the open house, and were sold. From the very beginning, she was unwaveringly supportive and professional. She kept us organized and on track while planning our big day, and helped us realize our individual dreams for our perfect day. The day of the wedding, the staff was very attentive, and the service absolutely impeccable. A staff member was even kind enough to bring us (the bride and groom) some food half way across the property, and to check on us during cocktail hour while we were out taking our couples portraits. To us that was really a caring, personal touch. Not to mention that they took care of all of our family and friends. We got some many compliments on the food, service, and especially the location. Everyone loved the sprawling grounds so much, and had such a wonderful time. Our memories and photos we will cherish forever, and Raspberry Plain & Laura were a major part of that. Thank you! This venue is absolutely everything we wished for in a venue. The manor's back patio provided a beautiful setting for the ceremony with Loudoun County's picturesque landscape for the backdrop. The manor itself is spacious and charming and has been newly renovated. The icing on the cake for us was the massive ballroom complete with high ceilings and crystal chandeliers! We booked the venue with Laura Kim and also hired her as our day-of coordinator. We can't express enough how blessed we were to have found this venue and to have Laura as our coordinator. The staff of RPM were wonderful, and Laura made wedding planning a breeze for us. We had a perfect wedding ceremony and reception thanks to these wonderful people. The selection of chairs, linens, chargers, etc that are included can not be beat. We had to go with it for our wedding and I have absolutely no regrets. Our guests, most of whom lived in DC surrounding neighborhoods, loved the drive out and enjoyed the short weekend getaway. We had a couple hundred guests and main ballroom was the perfect size! Guests flowed in and out of the ballroom and the manor, enjoying the desserts and coffee in the breezeway. We used the rooms in the manor to get ready before the wedding and got some great photos out of it! I would describe the space as a very classic Virginia Southern Glam style. It's unique and will make your wedding day unforgettable! The food from Gala Cuisine was so tasty and we had a lot of great feedback from our guests. And finally, the staff was so helpful!! Raspberry is every girls dream and it's run by the dream team. They are with you till the very end. Honestly the venue, the people that work there are just so amazing and they want you to have the best experience possible and they really care. The best quality this place has is communicating , they have everything together and are on top of everything. The venue was a hit by all of our guest but the food was catered by them and people would not stop texting me about the food after the wedding so if you book the venue get the freaking food, you will not be dissapointed! The venue itself is stunning and my pictures are gorgeous between the outdoor ceremony and atrium reception. Light floods the room and the balcony allowed for really cool shots from above as well as the perfect place to toss my bouquet! The catering is done through the venue and we have gotten so many compliments on the food including from a wedding guest who is a caterer herself. She said, \"this is the best wedding meal I have ever had.\" Erin and Laura were also super flexible with the rain plans. I had my heart set on an outdoor ceremony and they set up for it *just in case* even though the forecast was calling for thunderstorms all day. THIS VENUE IS PERFECT!! Seriously. And when you book, make sure you have Erin on your wedding day. Erin is literally the most wonderful human to ever work with - she is incredibly kind, helpful, and can solve all the problems on your day (apparently she was resolving so many issues on my day that I had no idea were even happening - because she is that good). Once I saw the venue, I should have stopped looking but I still made it through the other venues on my list. I ended up booking with them. Maria was quite friendly and flexible and went above and beyond - she was much more than just the venue manager. Our guests raved about how beautiful the venue was, and the pictures are breathtaking. My wedding was an evening wedding which just made it even more beautiful. I would recommend this venue to any bride that loves Vintage! Btw my wedding theme was The Great Gatsby! I was looking for a venue where I would be happy holding the ceremony indoors and not be so dependent on mother nature's whim. Raspberry Plain fit the bill. It has a light and airy space with windows that give the illusion of being outside, looking out onto green hills, blue skies, and running deer. We held our cocktail hour outside which was beautiful while the ceremony space was transformed into a completely new look and feel that became our reception hall. We received so many compliments from our guests on the beauty of the venue and it certainly serves as a stunning backdrop in all of our photos. Although it does cost a pretty penny (but so does everywhere else in Northern Virginia), I think it was worth it for me - especially as a distance bride - and for the use of the carriage house for the exclusive Saturday rental. I am so glad we hired Maria as the wedding coordinator that day, my husband and I had no worries and were able to really enjoy the day. She was reached out many times before the day of our wedding to check up on us and see if we needed anything. Maria communicated with all of our vendors making set up and preparation almost stress free! Maria was patient which I feel like is a true skill when working with brides. Raspberry Plain made our day feel special! Staff was flexible and responsive to us and our guests, so many of our guests complimented the venue. The day was hot hot HOT but the cocktail hour was set up in the shade and guests were free to roam the house if they needed to cool off, AC was on and bumping. My daughter was married at Raspberry Plain on June 6, 2015, and both the venue and Maria have my highest recommendation. It is a beautiful place and worked well with all the things we wanted to do. First, it has a great outdoor area for the wedding and a very good inside backup plan. The weather was very iffy in the morning for our 5:00 p.m. service, so Maria and the caterer waited until 3:00 p.m. when it cleared up to make the call so we could have it outside. The weather turned out to be beautiful. If we had been made to decide earlier in the day, we probably would have gone for the backup plan but their flexibility ended up giving us just what we wanted.\r\rWe had a cocktail hour outside as well, which was in a beautiful area outside the reception conservatory. Inside for the reception, the layout was great - the tables, dance floor, photo booth, and two bars were all together and very convenient. \r\rWe used Maria as our day-of coordinator, and she took care of everything. Her vendor recommendations were excellent - she gave us 2 or 3 or her preferred vendors for each category (caterer, flowers, videographer, DJ, etc) and we choose between them. Many of them had worked together many times before and everything worked seamlessly. Augustin at the Chef's Table was great, and so was Rick's Flowers. We used MSE Productions for both our DJ and our musical trio, and they were excellent as well. Reviewed on 21-07-2015

Maria and her husband, Brian, were incredibly warm and professional, offering great suggestions to enhance our and our guests’ experience. They allowed us to stay until everyone had a ride back (which ended up being about 30 or so minutes after the end of the reception), allowed us to pick up any leftovers the next day, and allowed me to drop off items and set things up ahead of time. Although I did not hire Maria as a coordinator, she was still at the venue on our wedding day to help out with everything. She really lets you make personal touches at Raspberry Plain for a more welcoming and personal wedding. I do suggest contacting them well ahead of your preferred wedding date, to increase your chances of booking (I booked a little more than one year ahead). I cannot count how many compliments I received for this venue and highly recommend booking your wedding there! Reviewed on 20-10-2014

The venue was beautiful and easily accommodated our 140 guests. Maria is very easy to work with and super accomidating. She made sure that everything went smoothly on our big day, I honestly didn't have to worry about anything that day. We hired her to be our day of coordinator and she took care of everything, we dropped things of the day before at the rehearsal and picked up our packed up car the day after the wedding. If you want to work with someone who will make you feel very special and cared for on your wedding day, you should choose Maria and Raspberry Plain. Reviewed on 06-01-2014

If you look closely, the house is in desperate need of repairs and cleaning. It's completely infested by bugs, which the owner said is normal. Most venues clean and spray for bugs, so this is not an acceptable response\rThe owner, Maria, is not flexible at all. She will not even allow moving items off preexisting tables for flowers, unless giving her more money. When asked to turn up the air conditioning, she acted put out to do so. \rExtra money is expected for day of coordination, which seems astronomical considering the rental fees. Most venues have someone to guide the day that is included in cost. Not to mention, why hire someone that is just going to undermine the things agreed on by the couple, in order to manipulate the day. \rGuests at the wedding were told they were not allowed to explore the gardens in the evening because they were closed. For the cost, guests should be allowed to stroll outside and enjoy the evening or at least get some fresh air off the Conservatory\r\rDoors were locked at the carriage house, which had been paid for for the day, because the owners did not want guests utilizing the extra bathroom in this room.\r\rPlacement of items were chosen by the bride, event planner, and caterer, only to be moved and changed just before the wedding by Maria with no communication to the bride, caterer, or coordinator. This included not allowing for a second bar, moving the cake table, moving some of the personal decor items brought by the bride, and insulting how the catering company did their cocktail setup\rExtra money was paid for an extra hour for the reception, however the D.J. was given instructions by Maria to end the music at 10:30pm. Thus causing the farewell to happen 20 mins early, which resulted in the bride and groom waiting outside in the rain for their getaway car while their guests were leaving\rMaria's children were wondering the grounds late in the evening during the event. \rMaria's husband was very rude to guests and could be heard screaming at the catering staff while guests were leaving. Not to mention he yelled at the event coordinator about how guests disposing of items\rThe carriage house carries a hefty cost and in the information given during your visit you are told you have it until the end of your event. However, the event coordinator was told at 8pm to empty the room for cleaning. When questioned about the contract, the owners response was she \"had been flexible enough for the day.\" \rThere were several more inconsistencies from what was promised and what was in contracts. The owner is very nice, polite, and promising upon initially meeting her. But, once she has your money and the event is underway, her demeanor completely changes. She wants you in and out as soon as possible, does not respond to simple requests (shouldn't the AC be pumped up anyway on a hot summer night!), and renigs on items agreed upon in the contract. Not sure how long she has been running this venue, but she obviously does not have the bride and groom's best interest in mind\rOverall, beautiful venue and many of the specifics could/would be overlooked by guests and the bride and groom. But, being an outsider at the wedding, these things screamed unprofessionalism and just all around rude behavior.
