We loved the feel of the cozy, historic space and thought it would make for a great Christmas wedding venue. Many other people have used the beautiful garden area in the spring and fall, but we only utilized the indoor space. Kristen was our day-of coordinator and she did an outstanding job. I was supposed to get married here on 10/8/2022 and had to cancel. I was told if I sold my date I would get my money back. However, I have had numerous people try to contact them about purchasing my date and none of them have ever been contacted back. I paid $3,400 in full and now no one can answer the phone or respond to an email about refunding my money or selling my contract. This is no way to run a business or treat customers. When I first started planning my wedding Mary Jane took over it I loved all of her bright ideas and attention to detail. When it got closer to the date we she had left and a new woman came in charge and I wasn’t so thrilled but you go with the covers thrown at you. When the date arrived it’s like she wanted nothing to do with it. Yes I know I just did my reception dinner there but she stayed upstairs in the office and only showed her face maybe a couple of times . It’s like she wanted nothing to do with anything. It’s like she was disgusted with us being there and it’s like we were wasteing her time. When we were wrapping everything up she was quick to come and make sure everything was cleaned back up and made sure it looked like no one was there for that day. The building is an old historic home with multiple rooms and beautiful outside gardens that can both be used for the ceremony and reception. It’s so versatile! We had about 150 people at our wedding and had our ceremony outside and our reception inside. We easily fit everyone inside for food and dancing! We made room for the dance floor by moving 3 tables out of the ballroom after dinner. Mary Jane is the optional coordinator that you can pay extra to have once you book a wedding at the Manor House. We hired her to be our wedding coordinator starting two months out from the wedding date. She handled all of the communication with our vendors, set up all of our decor, and made sure our day ran smoothly. She is amazing and has an impeccable attention to detail! Lastly, depending on what time of year you have your wedding at the manor house, it is pretty affordable. Getting to have the entire venue to ourselves the whole day made all the difference in the world since we DIY'd all the decorations and needed time and space to set up. The coordinator was beyond patient with my inexperience and made everything so smooth and stress-free! The house and grounds are so beautiful in photos and the dressing areas are spacious and comfortable. The house has plenty of bathrooms and parking spots (an unromantic detail but vital to the comfort of the guests!) All the recommended vendors we used were fantastic and highly organized. The space is absolutely beautiful, has multiple large rooms, and the gardens are gorgeous. Even at night the Manor House has beautiful lights strung up outside – it was a really beautiful place for our wedding reception!The reception was beautiful, but we were particularly happy with how accommodating the venue was. We worked closely with Mary Jane, who is super friendly, accommodating, organized, and knowledgeable. She met with us on multiple occasions to let us see the venue, plan decorations and map the evening. We were so pleased with Mary Jane that we ended up requesting her to be our reception coordinator. We were so glad we did – she talked with me extensively about what I wanted, and then she took care of everything for the reception. The reception went really smoothly because of her help. We had our wedding at the Manor House on Saturday October 20th and it was absolutely perfect! It's such a gorgeous and unique venue! We had our ceremony under the gazebo, dinner outside in the lawn under the stars and bistro lights! And ended the evening with dancing and donuts inside! Mary Jane was so wonderful and worked so incredibly hard to make sure our day ran smoothly and my vision came to life! She is so sweet and helpful and every question or worry I had she was very quick to answer. I honestly do not think I would have had such an amazing wedding if it wasn't for her. There is a reason this place has all five star reviews. We just had our small wedding of about 55 people there in June and it was the perfect day. I cannot say enough about this great venue, but I will keep it short. The grounds are gorgeous inside and out and require minimal decorations. There are several options for ceremony and receptions areas. We did our ceremony in front of the gazebo and then the reception in the main room of the manor. Now the most important. Repeat after me. DAY OF COORDINATOR. I am not a big planner and I had to plan this wedding from across the country. Mary Jane was amazing. They offer the day of coordinator for an additional, but extremely reasonable fee. I had no stress on the day of my wedding. She helped with decorations, vendor setup, the wedding timeline, making sure we ate and drank everything we needed, and making sure after we left, all the leftovers and decorations got to the right place. We had a guest list of 150 people and held an outdoor evening ceremony under a beautifully decorated, shaded, and comfortable area in the back followed by an indoor reception. Mary Jane was able to accommodate to every single odd request we had without breaking a sweat. The venue has many beautiful trees and flowers outside and on the inside it has a gorgeous layout that you will have to see for yourself! Because of this, we did not have to purchase hardly any decorations to fit our ideal day however it is also a perfect place to decorate however you would like to! They are also very helpful with suggestions (especially for people who do not like making a billion decisions-like myself). I highly suggest, at the very least, to go and have a look at this venue! The venue is very historic and beautiful. I think it's perfect for small weddings (~ 100 guests), although you could fit more depending on where you decide to have the reception (outdoor v. indoor). The grounds are beautiful with several options for outdoor ceremonies. Mary Jane was great as a coordinator and I didn't have to worry about anything except enjoying myself on the big day. From the very first meeting with Mary Jane, we knew all the details would be attended to with care. Mary Jane was the best and we became friends through the process! She helped us to find Sam Edwards Catering who provided quality, value, and flexibility. Mary Jane’s team approach worked well. She connected with Erica at Black Creek Flowers and with William’s Bakery. She also provided creative flexibility – from letting us use the house frames for personal photos, and our own decorations and flowers throughout the house and on the grounds. The Manor House became ours & felt so much like home during the set up and the day of. The house & catering staff accommodated our weather pending last minute decisions to have the wedding outside and the reception in doors. The suites upstairs were amply spacious for Kelsey and Grayson to have pre-wedding time to gather with their bridal party, to make-up, touch up, and pray before the wedding. It was wonderful! There are multiple options you can choose to have your ceremony; as well as space for your bridal party to get ready the day of. What really sold me on using The Manor House was one of the coordinators, Mary Jane. Right from the beginning she was very intentional about returning my calls, remembering the smallest of details, and overall making sure our wedding day ran perfectly- which I'm so blessed to say it did. Katherine Mullins(bride)5 out of 5 Rating Wedding Date 17-10-2015 We had our wedding on October 17th, 2015 at the Manor House at Kings Charter and I honestly can't say enough good things about the venue and the staff. From the moment we walked into the Manor House we knew that we had found our venue. It's conveniently located right off of 95 and 295 (about 15 minutes from Richmond) and has tons of hotels and restaurants within a 5 minute drive (perfect for out of town guests). The venue itself, a historical, colonial, style house and \rgardens are absolutely beautiful and make an incredible backdrop for a wedding ceremony and reception (the pictures on the site don't do it justice, it is even more incredible in real life). The pricing for a venue such as this is great and comparable venues cost two or three times as much. We were very pleased to learn that they only host one wedding a day (some venues try to stuff two or more into a day) they have a very reasonable pricing structure (based on number of hours you need the venue for) and they have different pricing depending on what day of the week you want to have your wedding and what time of the year (obviously Saturday during wedding season is most expensive). We decided that we did want to have our wedding on a Saturday so we paid the full rate of $3,000.00 (which includes a refundable $500.00 deposit) but for the size, quality, and service you get this price is incredible and one of the best prices we found in the area. Mary Jane and Andrea were so helpful, kind and genuinely interested in helping you plan and execute a beautiful wedding. They had tons of amazing ideas that they shared and stayed in touch with us every step of the way while we planned our wedding. We had several meetings with them where they helped us plan the wedding and reception and even had a meeting with the caterer to go over the dinner setup and timeline. The venue itself is perfect for having an indoor/outdoor wedding and we decided to have our ceremony outside at the gazebo and then have the reception inside (we had 78 guests). We also loved the fact that they came up with a \"bad weather\" back up plan which would move the ceremony into a room in the house if it rained. This plan took the stress off of our shoulders about worrying about the weather or having to buy a tent. The house can accommodate 150 people but I believe that would be a tight squeeze and you would have to break the party up among several of the rooms in the house (they wouldn't all fit in the main room). But for our guest count it was perfect as we were able to fit everybody in the main room for dinner and then moved a few tables to another room to make the dance floor a little bigger. The additional perk of being able to hire either Mary Jane or Andrea (we had Mary Jane as our day of coordinator for a small fee ($200.00) was worth every penny. She is an absolute pleasure to work with, as is Andrea. The day of the wedding she was one step ahead of everything (she did all the decorating, coordinated with the caterer, photographer, dj and helped the guests). The wedding and reception were spectacular and I am so happy we decided to go with the Manor House as our venue. We visited dozens of other venues before settling on this one and for the price, amenities, service, and just sheer prettiness it is worth every penny. Reviewed on 20-11-2015

Working with Andrea at The Manor House was so easy. She is just the sweetest person and was helpful every step of the way. Andrea was able to refer vendors and help me plan with the caterer and DJ. She helped me with decorations and just made everything run so smoothly. I couldn’t have done it all without her! She has so much experience with weddings and is very knowledgeable. \r\rAlso, the house is just beautiful! We had our ceremony outside under the gazebo and also took pictures outside before and after the ceremony. The reception was inside the ballroom. We had about 85 – 90 guests show up. It was very intimate but also the perfect amount of space for a guest list of our size. \r\rI highly recommend The Manor House as a ceremony and reception venue. Due to the busy weekend, I was slightly inconvenienced and the limited set up time caused me to have to change some of my decorations. While I understand, the communication wasn't ideal. When we were planning our April 2015 wedding, we looked at vineyards and gardens and other \"popular\" venues, but nothing felt right. Then we decided to took a closer look at The Manor House and realized what a treasure it is, almost literally in our backyard! From the first phone call to the end of our reception, the entire experience was calm, enjoyable and fun. Mary Jane was our wedding coordinator. She showed us this incredibly beautiful property, which is nestled into a private setting with well-maintained gardens, and has an atmosphere of elegance and warmth. Our guests raved about the beauty of this venue! We had planned an outdoor 5:30 pm wedding in the garden, but when it rained all morning, the backup plan was seamless to move the ceremony indoors. It was comfortable and not at all crowded, and Mary Jane made it seem like that had been the plan all along. We weren't at all disappointed by the rain because she went out of her way to make everything inside so perfect. In retrospect, I am so glad it happened that way. ***Bottom line, if you are looking for a really unique, beautiful, relaxed and warm place to celebrate your special wedding, you need to consider The Manor House! You will be made to feel as though you are getting married at an old family home. As other reviews said, pictures cannot do the house or gardens justice, you have to see them to appreciate them. Having all of the outdoor AND indoor space was wonderful for August - we didn't have to worry about the heat or rain. We had a large reception (200 people) so we also rented a tent to seat our guests outside. It was absolutely beautiful. The staff at the Manor House are also exceptional - Andrea helped us with our wedding and she was such a blessing! We hired her to be the wedding coordinator for the day which I would highly recommend! She coordinated everything so that all of our guests could just sit back and enjoy the reception. We even had some issues with our transportation service and Andrea stepped up to help everything going smoothly even though she obviously had nothing to do with the transportation glitch. From start to finish, Andrea and Mary Jane were there for anything we needed. They were able to make suggestions when we needed help and provided a lot of wisdom (they’ve seen many weddings!). The grounds themselves are perfect and the manor house is a gorgeous place for a reception. If you’re able to afford it, definitely use their day-of coordination services. On my wedding day I didn’t have to lift a finger. Andrea was running around like crazy doing 1,000 things and I was oblivious to all of the last minute items on the to-do list. Mary Jane was our coordinator and we were impressed with the time, compassion, genuine interest and assistance she gave us. I had no idea what I wanted to do, was on a budget and was generally overwhelmed. Mary Jane gave fantastic suggestions as far as caterers, florist and my photographer (I used Sam Edwards Catering, Flowers By Zoie and Dimples and Cheeks Photography and was impressed/blown away with all of them). \r\rOriginally, we wanted to get married outside under the gazebo because it is stunning this time of the year with the flowers in full bloom (they have lights under there and with flowers/sheers makes it super romantic). Well, it is also hurricane season in September and Hurricane Joaquin did not want us to get married outside that weekend. Mary Jane was so flexible and fortunately had great ideas for having the wedding inside. I will be honest that I was not initially excited about the ceremony being inside in the ballroom because I had my mind set on it being outside but Mary Jane sat down with me and worked it out. I told her I wanted it to be intimate and romantic and she took the time to make sure the decorations and setting made it that way. I am so happy we had it inside and at the end of the day it is about the couple getting married and the ballroom/house itself is gorgeous. ALSO: a lot of other outside venues will charge you to change the ceremony location or to add a rain space and The Manor House does not do that. We were fortunate to have a rain alternative because when we called to get quotes for tents (which run anywhere from $500-$3000) they were completely out because of the Bike race. \r\rEverything was perfect, from the table layout, the decorations, the timing of the ceremony and flow of the evening. I honestly wish I could replay it over and over again. I encourage couples to have their wedding at The Manor House because it is a full package, the coordinators are both great (I had the opportunity to meet Andrea, also!). There wasn't a moment that I felt like something went wrong or not taken care of. They really catered to us and made us feel like we were the most important people in the world. Our wedding at the Manor House was absolutely beautiful! We had an outdoor ceremony at the gazebo with an indoor reception. The gardens were lovely and were the perfect backdrop to our day. The younger kids had a blast playing at the playground while the adults enjoyed a great reception indoors. Andrea did an amazing job helping us not only in formulating our plans but also in executing our dream wedding! Being able to provide our own liquor saved a ton of money as did having all the chairs, tables, and other accoutrement provided by the Manor House. \r\rThe only thing I would say is that we had 75 people at the wedding and I wouldn't go much more than that if planning an inside reception. We were engaged in October, and decided NYE would be fun, but I received quite a few negative reactions from vendors when I explained that we only had 3 months. The short turn around time was never a problem with the Manor House, and they assured me they could make it work. We worked with Andrea, and from the moment we toured the site we knew this was the place for us. They are extremely accommodating and affordable. They gave us a list of recommended caterers and provided great advice on other vendors. The BEST thing that we discovered is that you are allowed to bring your own alcohol (as long as you get an ABC license), and this saved us so much money! They also have many supplies (i.e. votives, vases, etc) that you are able to use at no charge. Because it was winter, our ceremony was inside, and we were able to quickly turn the room around to accommodate the reception. I saw another review that said the pictures on The Knot don't do it justice, and I completely agree! It is a beautiful venue with so much character and charm. Andrea was always available to answer any questions that I had, and she was very thorough about making sure the details were handled. She was onsite the day of my wedding and really helped to make sure things ran smoothly. Overall, we were thrilled with our experience at The Manor House and very much enjoyed working with Andrea. We also used Mary Jane as our amazing on-site coordinator and she was incredible. The day flowed so smoothly and the grounds of the Manor House are so lush and green. I agree with the other reviewer that said to go see it in person. The photos online just do not show you all the charm this place has to offer! We used the far left lawn for our ceremony, had the reception in the backyard, and brought guests inside to the ballroom for dessert and dancing. As a bride on a budget, this venue was perfect, and I loved that they had chairs and tables included with the option to have an inside or outside wedding. They also had a bridal suite, which was important to me. And as a bonus the colors in the manor house actually matched my wedding colors. The only catch with them is they have a perfered vendor list for caterers. You can go off the list but it will cost you. Don't just judge the venue by the pictures you see on The Knot or on their website, go visit them and see it for yourself! It is so much better in person, and also be sure to check out their Facebook page as they typically post newer pictures on a more regular basis. The venue is also VERY affordable! This venue is so beautiful with the house and the gardens and offers so many different places to choose as your ceremony site that are both indoor and outdoor. A rain/back up plan is included in your price as well as if you want to take any pre-wedding photos. There are no fees associated with using the grounds for engagement/bridal photos before your event. Mary Jane was our consultant and she was fantastic! She can also be hired to perform Day of/Day Before Coordination (for a very reasonable fee!) services for your event, and you will be stress free on your wedding day as she will be handling vendors, making sure they know where to set up, make sure everyone is where they need to be for the ceremony, and SO MUCH MORE. I don't know what we would have done without her. The Manor House also has great relationships with many other wedding vendors in the Richmond area, and on some occasions I was given a better rate as a Manor House bride. They can provide a list to you of all of their preferred vendors, and no, you ARE NOT CHARGED to bring in new vendors, but it is more of a piece of mind factor to hire vendors who have successfully worked there before. 90% of our vendors had done many successful events there in the past which was SO comforting! I was also able to just sit upstairs and enjoy my time getting ready with my bridesmaids because I knew Mary Jane had everything covered down stairs. I would not have changed one thing about my wedding day! The outdoor gardens are so beautiful we had to have our ceremony outside! The best part was having the option of an indoor ceremony incase of rain... which we had TONS OF! We got to decide one hour before whether to have the ceremony outside or inside! We chose outside and the rain stopped! :) It was perfect!! I would recommend this venue to any and everyone! We had about 100 guests that was able to fit outside in the gazebo or inside the main room of the manor house. My husband and I had Beth as our mistress of ceremonies. She was AMAZING! She decorated the venue with all of the flowers we brough so perfectly! She kept everyone in order. Our rehearsal went smoothly. We had a backup plan in case it rained, which it did. \rI was nervous about flipping over the main room of the manor house from the ceremony to the reception, but Beth and Sam Edward Catering did it quickly and perfectly. I have no complaints about this venue. \rBeth was so good that when my cupcakes came withour a cake topper she called my husband immediately to make sure that was correct, which it turned out was forgotten by the cupcake shop. The venue was gorgeous. I originally wanted my ceremony outside at the gazebo, but I loved it even more inside the manor house. At first I was worried about not having all the tables in one room. But it worked beautifully with our buffet style dinner because everyone was moving around and mingling the whole time. The building is classy and historic. Our ceremony was outside and then the reception flowed indoors. The service is too good to be true. They offer tons of decorations (glass candle holders, round mirrors for the table, tulle, glass rocks and more) for free and/or you can bring your own. They have wreaths and pictures or you can bring your own. It's all amazing and they do everything they can to make your day perfect.\r\rI worked with Sandy who made everything run seamlessly. I could call her and ask questions about the location, the way the day could/should go, or even about vendors when I wasn't sure. They have a list of recommended vendors (and if you pick from them you WILL NOT be disappointed) but you can also bring your own vendor in for a small (very reasonable) fee.\r\rTheir rules are simple and fair (like please don't break windows or put sticky candy on the floor) and Sandy is constantly working behind to scenes to coordinate the day. She made sure the DJ and Caterer were on the same page about when things were going to be done and one thing I didn't know about until after was that a group of teens had showed up to take pictures at the house. Sandy was very kind to them and gently asked them to respect the wedding and maybe wait til the evening when it would be over. They went home and I never noticed them and neither did my guests. I also found out that she ironed all the linens so they'd look great, put out all our table decorations, and of course, she had the gardeners come out the day before the event so everything looked sharp and polished.\r\rI chose the Manor House because i loved the location, I'd chose it again because they made things simple and ensured that things went perfectly. It served as the perfect outdoor ceremony and cocktail hour space and as the night cooled down we moved inside. They were more than willing to assist with decor ideas, last minute details, and ceremony coordinating. The price also includes many tables/chairs that you would otherwise be paying to rent.
