The conservatory will be complete for Spring 2023 weddings, and be able to host parties for 180 people The Birkby House can host a handful of events such as rehearsal dinners, weddings ceremonies, or receptions throughout its fabulous event spaces. With space for a maximum of 200 guests, there is more than enough room to invite all your loved ones. The Birkby House was the perfect venue for our wedding. The charm is to die for and we were lucky enough to get to experience the brand new conservatory. Carleigh was incredible as a liaison and communication was great. She answered all emails, always was available to meet or answer questions and sprung to help the morning of my very hot wedding to make sure the AC in the bridal suite was turned on. Everyone loved the house, the courtyard and the conservatory. Thank you Birkby House!

The Birkby House was the perfect venue for our wedding. The charm is to die for and we were lucky enough to get to experience the brand new conservatory. Carleigh was incredible as a liaison and communication was great. She answered all emails, always was available to meet or answer questions and sprung to help the morning of my very hot wedding to make sure the AC in the bridal suite was turned on. Everyone loved the house, the courtyard and the conservatory. Thank you Birkby House!

Everything about our Birkby House wedding was perfect. The staff were incredibly helpful through the whole planning process, quick to answer questions, and flexible with requests. The food and rental (linen, table settings, etc.) decision making was really easy and fun , and everything turned out amazing/delicious. Staff offered helpful ideas and worked well with our other vendors. The house itself is beautiful and perfect for getting ready. And the new glass conservatory that replaced the tent is an incredible reception space! Staff on the actual wedding day were all great and things went seamlessly without me or my husband having to even really notice. All our guests were so impressed with everything and kept telling us what a magical wedding it was. I'm certain that choosing Birkby House had a big part of that impression and I'm so thankful to everyone involved that helped make our day so special.

Birkby, Tuskies, and Simply Royal Events were our dream vendor team! You can stop your venue search - if you're considering Birkby at all, you have to book them! The moment we first visited Birkby, we knew it was our venue. The property was the perfect size for our 85 person wedding in June 2023. We were able to hold our reception in Birkby's brand new, gorgeous conservatory. We visited a few other venues in Leesburg, but Birkby was an easy choice. The property at Birkby is so much better maintained than any other venue we visited. It's also already perfectly decorated so we didn't feel like we needed to bring much in. Importantly, Carleigh and Kristin (who both manage Birkby and were our day of coordinators via Simply Royal Events) took great care of us through the process of booking and planning our big day. We never felt \"lost in the shuffle\" as we feared we might if we booked at another venue. Neal at Tuskies was also amazing to work with. The entire catering team was so professional and thoughtful throughout our entire wedding day, making sure we had food and drinks at all times. Our guests are still raving about the food to this day! We are so glad we picked Birkby for our wedding.

I was looking for a place where I could do both ceremony and reception at a same place. When I visited the site, I knew instantly that this was the place I wanted. It was private all day for us, the house is very cozy, and there was bridal suite, and groom suite and it was spacious for big parties. My wedding was in late November, worried a little about the weather. But they had an outdoor patio heater as well as heater inside the tent to make everybody stay warm!! And you don't have to worry about finding a catering because they have the best catering team from Tuskies. Neal, the director of Private Events, helped me a lot when choosing meal options because I was being picky on food choices since my guests were serious about the food. really. Neal was even surprised when I gave him honest feedback on my trial dinner, that he never heard negative feedback before. But on the wedding day, I was thrilled as soon as I bite the salmon. It was SOOOOO GOOD! All my families and guests complimented on salmon and prime rib that they were so fresh and juicy! The food was definitely memorable to our guests. Thank you. I will visit Tuskies soon with my hubby for salmon and prime rib again since we were so nervous, we couldn't eat it more!

The entire venue is so unique and charming, both inside and out. Our October wedding was on the small side with about 60 guests attending, and the space didn’t feel to small or too large for us. The Birkby House feels like a true gem tucked away in downtown Leesburg and really was the most perfect intimate, and special space for our wedding day. Carleigh was so helpful throughout the whole process, answering our questions and providing vendor recommendations when we felt stuck. We were in the best of hands from start to finish and received so many compliments from our guests after the event. Would hands down recommend the Birkby House to anyone looking for the perfect venue!

Carleigh and Neal (Director of Private events at Tuscarora Mill who handled catering) were great to work with and very accommodating throughout the entire process. Fast forward to October 2022, we were lucky enough to have perfect fall weather to highlight the perfect setting for our reception. The house, the grounds, the tent, the staff, the food and drinks - everything was perfect! If you're looking for an ideal location away from DC, but still close enough to the airport, hotels, and walking distance to restaurants + nightlife, look no further! We had around 150 guests and had plenty of space in and outside the tent - everyone kept commenting on how great of a venue Birkby House was for our special day. We would highly recommend it and everyone at Birkby House for your special day too!

Highly, highly recommend Birkby House to any couple looking for a wedding venue. It was absolutely perfect! I toured many venues in the area and ultimately went with Birkby house because I loved the charm, beautiful outdoor space, great layout/flow for entertaining and the built in rain plan if I couldn’t have my ceremony outside and I’m SO happy with my decision. From the very start all the way to the day of my wedding, working with Carleigh and the rest of the Birkby team was a dream. They were so easy to work with, responsive, helpful and helped to calm my nerves and stress. They are absolute professionals, which is such an important factor in wedding planning, that can’t be understated. When the wedding day got close and I was stressed about it being cold, The Birkby team made sure the fireplaces would be on inside the house and the tent heated so everyone would be comfortable. The house, the gardens, and the tent all looked so beautiful on my wedding day. Working with Tuskies as the caterer for Birkby was also amazing, and one less thing I had to worry about. Neal and his team at Tuskies are the best and make the planning process seamless. My guests raved about how delicious all the food was. Birkby allowed me to have my dream wedding and I couldn’t recommend it more!

We got compliments all night about how wonderful this historic venue was. Not only is it beautiful, but it's logistically great too. There are stylish spaces for brides and grooms (or brides and brides or grooms and grooms!) to get ready separately. Carleigh was a dream to work with and also super knowledgable about options in the Leesburg area for vendors and after party locations. We felt completely taken care of and were not stressed at all. The day of, everything was handled and we were able to just relax and enjoy! The courtyard is gorgeous, the tent is gorgeous, and the inside of the house is gorgeous, too. Our guests were raving about it all night. There are also multiple hotels within one mile, making it really easy for our out of town guests. We opted to hire a shuttle bus to run between the hotel and the venue and because the distance was so short, it was really affordable and easy to coordinate! I cannot say enough wonderful things about Birkby House. Our wedding was easy, fun, and SO beautiful. Literally perfect! Thank you!!

My wife and I had our wedding here in May of 2022.Simply put, it was the best day of our lives.We really appreciate everything Carleigh (Manager at the Birkby House) and those at the Birkby House did to help make our dreams come true on our wedding day. The venue was absolutely stunning and magical. We had to pinch ourselves a few times to make sure we weren't dreaming! We couldn't have imagined a better day. It exceeded our wildest expectations. Researching, booking, and planning a wedding reception was a big decision for us, and we didn't know what we were getting into....but Carliegh made the process incredibly easy and we are extremely grateful for that. The pictures and description we found on the Knot were unbelievable. We were so thankful that Carleigh allowed us to put a hold on our planned wedding date as soon as we contacted her/Birkby. We fell in love with the venue on our initial visit...and we both walked away from the initial visit feeling very happy knowing that Carleigh was our main point of contact. It was really comforting to meet her face to face and to know that we were dealing with a human being as opposed to a big business that doesn't understand the value of making things as easy-going as possible.We were super excited to hear that Birkby had an exclusive catering partnership with Tuscarora Mill Restaurant (Tuskies). We are extremely thankful that we didn't have to go find our own caterer. There is no way we could have found a better or more professional caterer than Tuskies. Neal (Director of Private Events @ Tuskies) is so easy and great to work with. Every part of the service was top notch. The staff, hor-devours, entrees, the bar...everything! Everyone loved the food! The flexibility of allowing us to bring our own alcohol was a huge bonus! That being said, my wife and I don't know anything about bartending...so it was really cool that Tuskies was able to provide the mixers :-)Carleigh/Birkby House & Neil/Tuskies - Thank you again for all of your support in helping us make our reception an unforgettable experience. Each stage of the process, from our initial outreach, to the reservation/booking, to the walk-thru (which we absolutely loved your time and support with!!), to the day-of....the entire time, we felt so lucky to celebrate our big day at the Birkby House.

Carleigh and Kristin from Simply Royal Events for Day of Coordinating were absolutely amazing. They took charge of communicating with vendors, organizing the rehearsal and managing every aspect of the wedding day from processional, to making sure me and my now husband got a drink and a plate of food to ourselves before entering cocktail hour, to telling us when and where to be to stay on track but also allowing us to completely enjoy the night. I cannot say enough amazing things about Birkby House and it’s team. I would recommend this venue a thousand times over. It was the most perfect day.

When you think about your wedding it’s supposed to be the best day of your life and both my husband and I can honestly say it was!!! Birkby House is a beautiful venue that was incredibly flexible with us. Unfortunately we had nonstop rain the entire weekend and had to move our ceremony under the tent and the Birkby team made that change smooth and easy for us! The ceremony ended up looking great even without using the courtyard. We didn’t have to worry about a thing and they handled it all. The process with Tuskies was smooth and I received a ton of compliments on how great the food was. The entire vendor team worked together fantastic! Carleigh and Kristin were responsive and helpful and patient with all my questions leading up to our wedding day. If we could do the day all over again I would pick Birkby a million times over!!

I was married this past weekend at birkby house, its worth every penny. I picked this house after seeing the gorgeous home, patio, and tent w/ draping and lights. Its almost set up to hardly need any decorations apart from your flowers on the tables. With that said you are also given a list of trusted vendors to work with, my DJ (Romin Zandi) was simply perfect and my florist was while affordable had the most stunning flowers it was exactly what I hoped for. The birkby house always only works w/ the Tuscarora Mill Restaurant, Neal the head of catering is not only fun to chat w/ the was helpful and put out amazing food. I had compliments from my guest all night when it came to the location, food and the staff/vendors.

The venue was a great value and included all of our \"must-have\" items: exclusive use of the entire venue on our big day; on-site bridal and groom suites; free on-site parking for guests; our puppy was allowed to be a part of our ceremony; we were allowed to bring in our own alcohol; award-winning catering with Tuscarora Mill restaurant; chairs, tables, tent, dance floor, and umbrellas provided; and a beautiful rain day plan (which we ending up having to use and loved!) The rain definitely didn't take away from the beauty of our big day. We also had the pleasure of working with Carleigh, our venue site manager, who was extremely professional, detail-oriented, and helpful throughout the planning process and on the day of. We consider ourselves very blessed to have been married at the Birkby House, and cannot thank the Birkby House team enough for working with us throughout the intricacies of COVID to make our 2021 wedding day both safe and perfect!

Others might have had a better experience. The venue itself is not bad. It worked for our 75 person wedding. But dealing with management left a really negative feeling for us. Carleigh (the main person we worked with at Birkby), was unresponsive, delayed e-mails, provided minimal info, for example they had a room full of decorations and didn't tell us we could use them, and she was rude the day of our wedding. She just did not seem happy to be there. And even walked away from us when we were trying to explain something about our table arrangements, she left to go show a tour to another couple THE MORNING of our wedding. Neal (the main person we worked with for catering) was very responsive but a bit pushy and condescending. He made us feel bad when we opted to provide linens or tableware ourselves, as if we would mess it up unless we did it through them. Also the buffet food was not good for the high price that we paid. We heard back from our guests and they agreed. In the end, management was not very accommodating, not supportive, stand-offish, and we felt like just another weekend to check off on their calendar. If we knew management was this poor, we would have booked our other venue option.

We could not have asked for a better venue for our wedding day! The Birkby House was perfect for what we were hoping to find in a wedding venue. There was ample room to get ready for all members of the bridal party the morning of the wedding and so many of our guests commented on the beautiful appearance of the house, courtyard, and decorated tent. In addition to the venue itself being a beautiful setting, the people you work with at Birkby House and their sister catering company (Tuscarora Mill) are incredibly helpful and help ease the stress of wedding planning by a ton - thank you to both Carleigh and Neal! Carleigh helped us in selecting the venue and was always available for any questions we had along the way. She also made Birkby House available to us as a meeting place for our planning meetings with our day-of-coordinator, which we found to be very generous. Neal did an excellent job in planning and organizing the catering portion of the wedding. He is impeccably organized and was available to attend our planning meetings to offer suggestions and help us make selections from the number of tables required all the way down to the napkin color and style. And most importantly, our guests loved the food! Birkby House was the most amazing venue for our October wedding. Upon touring the property and speaking with Carleigh, we knew that it would be perfect. Everyone I spoke to was understanding and flexible. They answered all of my questions and updated me about the Covid Restrictions throughout the process. They truly made me feel like our wedding was of the utmost importance and the only event they were hosting.We held our wedding ceremony at a nearby Catholic Church, so Birkby House was used for our Cocktail Hour & Reception. We were able to get ready at Birkby House in the morning, before heading to the church and upon our arrival everything was setup and ready to go. Cocktail Hour on the patio was a perfect way for our guests to mingle before the tent opened for dinner service. All of our guests had the most amazing time and raved about the food and service from Tuscarora Mill. After the reception ended, some guests walked to Downtown Leesburg and continued the party. Honestly, if I had to do it all again, I wouldn’t change a single thing. Thank you, Birkby House, for making my wedding dreams a reality.

We booked the Birkby House as our \"destination wedding\" (3.5 hours away from home) because of the beautiful tent, the historic house, and the glowing reviews about Carleigh and Kristin. All three were worth the hype - the tent was gorgeous and fit our 120 guests perfectly (we had the DJ inside, the bartenders inside, cookie table inside, dance floor, long head table + 120 guests at 14 tables in case you're considering it as your venue and want a point of reference). We got married on August 21st so we worried about the heat but the house was well air conditioned (guests could come in and out as they pleased) and the tent cools down after dark (but if you are looking for a 65 degree air conditioned tent in VA, I don't think it exists). Carleigh handled everything flawlessly without bothering me once - she fielded guests' questions, brougth me drinks, bustled my dress, kept me on schedule and even poured guests' wine at dinner. Kristin did a ton of behind-the-scenes work by hand-writing our seating chart on a giant glass window, creating our 'special drinks' sign and helping to set up the entire tent for our wedding. We had an amazing experience at the Birkby House and would recommend it to anyone.

I cannot recommend The Birkby House more for someone planning a wedding! It is a beautiful historic manor in the heart of downtown Leesburg, VA and it offers perfect locations for photos. After having to move my wedding 3 different times, and eventually giving up on the original plan itself, Birkby House stepped in and helped my plan my wedding within a month with absolute ease. The venue is gorgeous, the staff is kind and so understanding. In a time of COVID, I never thought that my perfect wedding was going to happen, but it did and I couldn't be more thankful. I couldn't give enough stars for the Birkby House.

After having to move my wedding 3 different times, and eventually giving up on the original plan itself, Birkby House stepped in and helped my plan my wedding within a month with absolute ease. The venue is gorgeous, the staff is kind and so understanding. In a time of COVID, I never thought that my perfect wedding was going to happen, but it did and I couldn't be more thankful. I couldn't give enough stars for the Birkby House.

My husband and I got married in April 2020 - during Coronavirus. I cannot say enough good things about Birkby House and Carleigh Malone. We had a small wedding planned of about 45 guests, which we had to adjust at the last minute due to the VA mandate of no more than 10-person gatherings. On our planned April wedding date, we had beautiful intimate ceremony on the Birkby House grounds with just our children. The Birkby House even surprised us with a complimentary bottle of champagne and a cake. We decided to push our reception to October 2020, which we recently cancelled - also due to on-going Coronavirus concerns. Carleigh and her staff were so flexible with us and accommodating during such a challenging time. As we did not use the venue as originally intended and due to the pandemic, Birkby House offered us a refund. The venue itself is absolutely gorgeous and is set right in downtown Leesburg. I would highly recommend this venue, not only for the beautiful setting both inside the House and the grounds, but for the exceptional care you will receive from the Birkby House staff.

Intimate. Classy. Affordable. When I first got engaged, I was overwhelmed at the thought of securing a venue that could accommodate ~130 guests while still maintaining an intimate vibe. As if that wasn’t specific enough, I also needed something that wouldn’t break the bank. Birkby House not only delivered, but far exceeded every single one of my husband and I’s expectations.For starters, the grounds are naturally stunning and very well maintained. The courtyard is ornate with a gazebo, koi pond, and lots of lighted shrubbery (thus not requiring a ton of extra décor - win!). Everything was also in peak bloom when my husband and I got married, which saved us a ton of money on incremental floral arrangements. The venue also had several parking options, which our guests very much appreciated!Another selling point for us was the climate-controlled reception tent. The chandeliers and perimeter lighting looked so elegant at night and our guests had ample room to dance the night away. The tent is also Birkby’s inclement weather contingency plan. Although we were fortunate to have great weather, the tent is so beautiful that I wouldn’t have been too upset if we had to use it as “Plan B” for our ceremony.The manor house is also very charming and had lots of space for our guests to mingle. The upstairs featured separate bridal and groom suites, as well as a terrace that was great for pictures. I especially LOVED all the natural lighting in the bridal suite and bathroom, as it was crucial for the makeup artists and photographers.As for the staff, Carleigh and Kristin are nothing short of superheroes. They are both extremely professional, responsive, and knowledgeable about the venue. Birkby does require a day-of coordinator, so when I learned they also offered day-of services through Simply Royal Events, booking them was a no-brainer. They went above and beyond to ensure everything ran smoothly and on schedule. To be honest, I don’t think I would have survived wedding planning if it wasn’t for them!After the wedding, we received SO many compliments from friends and family about Birkby House. Even though the Town of Leesburg has a noise ordinance in effect at 10pm, almost everyone we talked to thought it was the perfect amount of time to celebrate. For those guests that wanted to continue the party post-reception, they had plenty of options to choose from within walking distance from the venue.Overall, choosing Birkby was the easiest and best decision we made throughout the entire planning process. I hope one day I can attend a wedding here so I can re-live my experience all over again 😊

The venue:My wedding had about 135 and seemed like the perfect number. For a Nov wedding, Birkby still had trees with leaves that fell late so we still had a variety of fall colors in the backdrop. Birkby has a homey comfortable feeling with the cottage house, gazebo and other garden space, and the reception tent. The tent, with the lights, is so beautiful. When I asked a cousin for wedding pictures, she had about 15 of just the lighting. Good thing we had an actual photographer!The house has several rooms for the cocktail hour for the guestbook, gifts, and other neat hangout spots as well as a pair of restrooms. There are another pair of restrooms by the tent. The upstairs has a bridal and grooms suite. Bridal suite is large and my wife and her ladies loved it. The grooms suite is cozy with a TV, couch, and fridge--all you really need. The 2nd floor also has two porches that look out to the rest of the venue. Great photo ops!Had the viewing with Carleigh--absolutely fantastic and super friendly that we decided to go with her and Kristin (Simply Royal Events) for our wedding coordinators. It felt like a huge advantage having them coordinate since they knew the place inside and out and knew most, if not all, of our vendors. They were quick to respond and adjust to all of our last minute changes and updates. They were all over the place (in the best way possible) from beginning to end as in they had everything organized and made sure people/things were in place and yet were also very available for any questions or comments I or the bride had the day of. The wedding transitions happened so swiftly that I hardly saw any of it happen. Vendors:The Birkby House has an open house every spring and invites their preferred caterer and vendors. Definitely check this out if you are interested in or planning on having an event/wedding at Birkby. There are a lot of local vendors present, some who don't really have the publicity as other vendors that may have hundreds of reviews. For example, we went with local photographers Steve and Bernadette Dalgetty and even though we haven't received the pictures yet, they were such a charm to work with. We did go with their partner caterer Tuskies and that couldn't have gone any better. ALL the food during our wedding was phenomenal from hor d'oeurves to entrees--best wedding food ever (said no one ever but I'm serious, Tuskies was amazing!) Not only was the food great but also Neal was so fun and easy to work with. I truly think the triple threat of Neal, Carleigh, and Kristin was the reason why my wedding went so smoothly or at least appeared like it ran smoothly haha. Misc:Other perks to the venue, there's a large public parking lot behind the venue that is really only used as a commuter lot during the week so it was fully available for guests. It's in downtown Leesburg so it's a great spot to check out a local bar if you come early. But speaking of downtown..The con:Since the venue is in downtown Leesburg near residents, there was one resident who complained and called the cops multiple times. There's a noise curfew at 10pm which is when the wedding ends anyway but he complained well before 9pm. I'm sure this happens quite often, it has to being in such a residential area, and while it was annoying having to deal with a disgruntled neighbor on your wedding night, the cops really seemed to care less. The cops said as long as the coordinators had the permit (which they did), the noise was fine.

I cannot say enough good things about the Birkby House! From the day that we toured the venue up until our last guest left, this venue truly hit it out of the park. The venue itself is gorgeous, and a little-known hidden gem right in the heart of Leesburg. The bridal suite was perfect for my bridal party to hang out in while getting our hair and makeup done the day of. The groom’s suite had everything the guys needed – a TV and a space for them to relax in before getting ready. Our wedding day was perfect weather-wise, so we were able to hold the ceremony and cocktail hour outside and then transitioned into the tent for the reception which was just amazing in every way. The staff at Birkby was extremely attentive – between a few last-minute changes the day before to ensuring that everything ran according to schedule, they were there every step of the way. They are also dog-friendly, which was one of the biggest “must have” items for us! We used Tuskie’s for our catering – AMAZING! Neal and his team were super responsive and really great to work with. We requested a few special-order items for our passed appetizers and they went above and beyond. We also chose South Street Under for our snacks the day of as well as our wedding cake (yellow cake with cannoli filling – AMAZING) and they delivered everything on time and people are STILL raving about the cake! I wish I could do the day all over again!

I would highly recommend this venue to any couple looking to tie the knot. The photos/videos alone that our wedding team were able to capture on this property was breathtaking. This is the PERFECT venue. My husband and I had our wedding reception there last month. They have beautiful bride and groom rooms to get ready in, beats having to get ready in a hotel room any day! I can't say enough nice things about the house and the property. I always dreamed of having a tented wedding reception and the fact that this venue had the house with it and AC in the tent was the icing on the cake. Carleigh was also great to work with. We searched and searched for the right venue for our wedding, and landed on the Thomas Birkby House - and we could not have been happier! The venue includes a house, beautiful garden and patio, and climate controlled tent. All three of these locations are beautiful in their own right, and the mix of atmosphere's kept things interesting! In the house there is a beautiful space for the bridal party to get ready and a separate space for the groomsmen to hang out. There are also three spacious rooms on the main level, two that we used as an extension to our cocktail hour on the patio (after all, it was 100 degrees), and one that we had a table for cards and gifts and a table for our guest book. Each space is so beautiful. Outside there is a large patio with beautiful arbor to get married under, and a spacious yard and space by the house for cocktail hour. The tent is also spacious and climate controlled. Our summer wedding was bright, whimsical, and elegant thanks to Birkby House's beauty. The staff there is AMAZING and i can't say enough about how responsive they were over email and the day of. Cannot recommend enough for that indoor/outdoor wedding vibe!

Words cannot express how perfect Carleigh and the entire Birkby House team made our wedding and our wedding planning experience. My husband and I were planning our wedding remotely, but wanted to get married in VA where both of our families were from. For this reason we used almost all their preferred vendors who, based on research, were not only the most affordable option, but also the highest quality. You can tell they all work together consistently and know what works to execute a quality wedding. Carleigh was consistently on top of everything, always prompt with any questions I had, and made the entire experience easy, stress-free (I'm a type-A person and I truly mean this!), and fun. Wedding planning should be enjoyable and it can be if you have the right team and vendor to work with. Outside of their professionalism, Birkby House is beautiful with a historical southern charm in the middle of a town, yet still feels remote and intimate during your wedding day. We used Birkby for both or ceremony and reception. We were able to have our ceremony outside and then right at 6pm rain started to pour down. Carleigh and team were able to get all guests inside the tent right before the flash floods started so not a single guest was impacted. Because of the terrible storms our DJ actually lost power for a few minutes ( None of the guests, included me (!) had no idea any of this was going on) and the Birkby House team addressed the situation with our DJ promptly, professionally, and the party continued as planned! Words cannot express how perfect Carleigh and the entire Birkby House team made our wedding and our wedding planning experience. My husband and I were planning our wedding remotely, but wanted to get married in VA where both of our families were from. For this reason we used almost all their preferred vendors who, based on research, were not only the most affordable option, but also the highest quality. You can tell they all work together consistently and know what works to execute a quality wedding. Carleigh was consistently on top of everything, always prompt with any questions I had, and made the entire experience easy, stress-free (I'm a type-A person and I truly mean this!), and fun. Wedding planning should be enjoyable and it can be if you have the right team and vendor to work with. Outside of their professionalism, Birkby House is beautiful with a historical southern charm in the middle of a town, yet still feels remote and intimate during your wedding day. We used Birkby for both or ceremony and reception. We were able to have our ceremony outside and then right at 6pm rain started to pour down. Carleigh and team were able to get all guests inside the tent right before the flash floods started so not a single guest was impacted. We are so lucky we found Birkby House in searching for our perfect wedding venue! Birkby delivered on all fronts - Carleigh was so communicative and helpful throughout the planning process, especially as my husband and I do not live locally so would need to plan our visits in advance. This venue was a dream come true: historic (without being stuffy and unaccommodating), beautiful inside the house and outside in the garden, all-inclusive with a ceremony space and a reception space. Carleigh worked with my family and me to make the day so special, she was always responsive and flexible. The bridal suite and the groom's area is so comfortable and perfect for getting ready in. My only caveat was that you had to choose one of their caterers: Tuskies or Magnolias, both of which are on the pricier side. Tuskies catered my wedding and the food was AMAZING, and the service impeccable, but the price definitely reflected that.

Our daughter’s wedding at the Birkby House was a winner on all fronts. The venue looked outstanding both day and night and created the perfect vibe for our guests. A beautiful (if a bit unseasonable for July in Northern Virginia) day allowed us to have cocktails and bridal party pictures in the courtyard while enjoying a two-piece band providing live music under a shade tree. We opted for catering by Tuskie’s and were extremely glad we did – the food was great and the service even better (we jokingly asked for dancing servers to deliver the late-night pizza snack and, to our delight, they accommodated the request with style). The evening under the air-conditioned tent was very comfortable and provided ample dancing room while additional cocktails were enjoyed under the moonlight. Guests also made use of the historic and well-turned out house during the event. There are many different places to enjoy yourself at this venue.Pre-wedding use of the facility was an added plus allowing the bridal party (and the groomsmen) to gather and prepare while sipping champagne. Saving the best for last, we cannot say enough great things about the assistance and support we received from both Carleigh and Kristin of the Birkby House. They were engaged in the process every step of the way right down to the bride and groom’s sparkler enveloped farewell. As out-of-town hosts, they happily answered all our questions and happily engaged us in our many requests and questions even going above and beyond to significantly improve on what we were thinking. They quickly gained the confidence of the bride who had definite ideas of what she was looking for on her day. We can honestly say they made the event a pleasure and, by the time it was over, they felt like family! Thanks to you both.In all, a wonderful experience at the Birkby House – one we highly recommend to others!

The garden setting was perfect for the ceremony and the pictures in downtown Leesburg were beautiful and different from many other weddings I have been in. The outdoor area as well as the tent shined with twinkling lights all night and set the perfect ambiance for a romantic/fun evening. We were married at the Birkby House in September 30, 2017 and are so glad we choose this for our venue. We only looked at two properties and the Birkby House was actually my husbands pick. I was shocked at how much I loved the property after our first visit. I was worried it wouldn’t be private since it’s right off a main street in downtown Leesburg, but all the trees and greenery create a private setting with unique smaller areas. The smaller areas are great for getting a variety of pictures and also keeping guests entertained. Logistically, the Birkby House is a winner. So much is already included in the cost (tables and chairs) and it’s so beautiful you don’t need any extra decorations. It’s also only 20 minutes from the airport and there are multiple hotels within a mile. They also allow you to bring your own alcohol and don’t really have any restrictions on other vendors. Carleigh was great to work with during our planning process. She was always quick to respond to our emails and had good vendor suggestions. I think we took 5 different tours to show family members and someone was always available to show us around. They’ve also done recent renovations - most noticeably to the girls getting ready room. Everything looked beautiful the day of our wedding, and there was even a wedding there the night before. We’re so happy we got married here!

We had our wedding here and could not have been happier. The venue is absolutely stunning and the staff go above and beyond to make sure that every part of your day is a perfect as you hope it will be. Venue: Beautifully kept grounds, large event tent with air conditioning (if needed), Bridal suite is recently renovated and works perfectly for a wedding party (we had about 10 people), Grooms quarters have plenty of space and a TV to kick back and relax, inside the house is extremely clean and very well laid out for guests to get away from the heat, or just sit and have a cocktail. Staff: We were treated as royalty. Carleigh went out of her way to make sure that every little detail reflected our wishes from prior meetings with her and the vendors. She was very attentive, offered ideas that she has seen work for other weddings, but did not discourage us from doing things our own way if we were really excited about them. She stepped up when our post wedding venue fell through last minute and wrangled us a bus to take all of our guests to another bar in the area. We even received mimosas when arriving the next morning to pick up the left over items from the night before. We really could not have dreamed of a better wedding and we attribute a HUGE part of that to The Birkby House. If you are thinking about having your wedding here, DO IT! You will not regret it!

We LOVED the Birkby House for both our ceremony and reception! Carleigh and her team make sure to take into account what YOU want at YOUR wedding. They are so easy to work with and extremely responsive. They also have a tent outdoors where the reception is held with doubles as a rain backup plan. The house itself is classic historic with all the beauty that comes with it. Guests are free to wander the rooms on the main floor and discover what you have set up in them (or just what is already there). Parking isn't an issue as there is a massive parking lot in the back. Guests won't get lost on the property like they may at a winery; everyone can mingle in a space that's \"just right.\" We HIGHLY recommend at least viewing the property. You'll immediately fall in love with it as we did!

Guests are free to wander the rooms on the main floor and discover what you have set up in them (or just what is already there). Parking isn't an issue as there is a massive parking lot in the back. Guests won't get lost on the property like they may at a winery; everyone can mingle in a space that's \"just right.\" We HIGHLY recommend at least viewing the property. You'll immediately fall in love with it as we did!

I can't say enough nice things about the Birkby House!! The grounds were beautiful and extremely well maintained, the staff was super accommodating and pleasant to work with, and it had all the amenities our guests needed ...and then some! The space has a lot to offer, with both indoor and outdoor seating, a gazebo, a romantic tented area, modern, fully-stocked bridal suites (the en suite bathroom even has heated floors!!!), lawn games, etc. Our guests kept gushing about how beautiful the venue was for days after the event. I would book the Birkby House again and again in a heartbeat! It's also worth mentioning that we retained the day-of coordination services that are offered through Simply Royal Events, which Carleigh and Kristin (who also oversee the Birkby House) offer. --They were spectacular. I didn't have to think about any of the little details on the big day. They only asked for my input when something major happened (an important guest was running late), and they totally took care of it. I gave them very little direction of what I was looking for (basically just told them \"no rustic decor\"), but they still managed to execute a beautiful wedding that was totally my style! If you are interested in coordination services, then I definitely recommend you go with Carleigh and Kristin. They know the space and vendors very well, and have a great eye for design! Actually, even if you aren't interested in coordination services, you should look into them. (My husband wasn't crazy about the idea, but now he doesn't know what we would have done if we DIDN'T hire them!)

The Birkby House checked all the boxes, it was in Virginia, just outside of the Beltway, close to several hotels so our guests had different price point choices, a lovely historic home that was off of the main thoroughfare (with a bride and groom suite for the wedding party to use) which had been lovingly renovated so when guests arrive they're welcomed through the doors of a well appointed home, where the bride and groom canstand on the back balcony overlooking their guests in a beautiful garden setting with a gazebo, coy pond, grass and the original carriage house cleverly hidden behind a wrought iron gate and high hedges decorated with twinkling lights where at the very back of the property is a 50x60 ft. white tent with a tufted ceiling and chandeliers that illuminate the large dance floor and seating for over seated 150+ guests. The owners of the Birkby House also own the Tuscarora Mill restaurant in downtown Leesburg. Tuskies as it's known to locals offers a wide variety of reception fare from finger food to plated and buffet. Because we chose Tuskies as our caterer we received a significant reduction in the cost of renting The Birkby House. There aren't enough adjectives to describe our experience working with Carleigh Malone, her family and the vendors on their recommended list. They were cordial, professional, communicative, responsive and gave us some wonderful insight and suggestions, many of which we acted upon and helped to make the day that much more unique and thoughtful for the bride, groom and their guests. If you want a venue that can handle everything from the rehearsal, to ALL of the day of, Birkby House is everything and more.

The Birkby House was the perfect venue for our October wedding. We were able to get ready in the house itself (they have beautiful bridal and groom suites that are conveniently separated to avoid seeing each other before planned) and utilized the downstairs to entertain early guests. Our bar was to be setup on the patio in the backyard, but due to weather we had to move the entire event under the large reception tent. The staff made all of this happen with no disruption and our guests were none the wiser that it was supposed to be setup differently in the first place. The venue is a beautiful setting for photos, offering diverse textures and backgrounds to capture stunning pictures, of both large and small groups, without having to leave the property. The venue has various tables and chairs available, which offers savings on rentals. You can also bring your own alcohol which can save you hundreds of dollars. The large tent stands on the property year round and is perfect for a reception in any weather because you can pull the flaps back to be open if the weather is nice, or close them to keep out wind and rain. It made our whole day since we had unexpected winds of 40+MPH. We had 13 tables seating 110 guests, a sweet heart table, double sided buffet, DJ setup, dance floor, and large bar under the tent and there was plenty of room for everything. Costs were clear and everything was very fair. We loved the venue and the staff and are so happy they hosted our big day!!

LOVE the Birkby House!! The history plus the beautifully kept gardens out back pulled my husband and I in immediately. The staff are INCREDIBLE. They are so helpful, kind, and creative. They are very accommodating and truly do their best to make your day yours and as perfect as it can be! I really wanted round seating, and although they had never done it before they were quick to receive the idea and make it happen. We are so happy with our decision to have our wedding at the Birkby House. Everyone is so friendly, the place is immaculately kept and an incredibly beautiful setting for my dream wedding! We loved having the ceremony and the reception both onsite – this made the day so convenient for our guests. The other great thing was that they have weddings down to a science - I was so glad we went with a place where we weren’t starting from scratch and the venue is just so lovely in itself. This took significant pressure off of me in planning the details and décor. It was also great for planning purposes that Ron and Judy were happy to let us drop by and view the site at our convenience. They are such friendly and lovely people! Weddings can be so hectic and choosing the Birkby House really allowed us to enjoy the day – I felt calm and composed knowing that Mary Louise was dealing with vendors and coordinating all that goes on to get everything set up in a timely manner. 100% recommend Birkby House as an excellent venue!

The Thomas Birkby House is a historical home used exclusively now as an event venue. It is located in lovely old-town Leesburg near quaint shops and cafes. If you like the colonial feel, this is the place for you. \r\rI wanted an outdoor wedding in the fall (preferably low-key in a barn somewhere) but as Brides know, a wedding is not about you - haha. I initially had dismissed Birkby due to the prohibitive cost of its venue and having to choose a caterer off of their pre-approved list. But later, in an effort to get the whole wedding-planning element over with, I gave in to my parents and agreed to have the wedding there and the only available date was in July - which turned out to be the hottest day on record in 14 years. \r\rMy biggest complaints with the Birkby all centered around their restrictions. Limiting time allowances, no dogs, select caterers, decor guidelines. Its a very controlled environment and they charge you for every little thing. \r\rThat being said, Mary Louise and her team are very good at heart and worked very hard to help my family and me make adjustments for the heat, accommodate requests, and keep everything running on schedule. \r\rThe guests loved the venue (our ceremony was outside on the patio and our reception was under the tent). And the location was wonderful - plenty of parking, near hotels and B&B's and a block from our after party at Kings Court. \r\rThe Thomas Birkby House has a lot to offer any Bride - the Bridal Suite to get dressed in is the best I've seen, and the guys were very comfortable in their lounge. There is a bonus room in the carriage house which we used to hold the kids who attended which the parents loved. \r\rI definitely recommend the Birkby House and its staff to anyone looking for an \"all-in-one place\" venue.

I did not have a wedding coordinator to help me plan, but every step of the way I felt like I had someone to contact. I probably took it too far at times, using Mary Louise as a sounding board, but she was nothing short of wonderful! \r\rThe staff is (rightfully) very protective of the property and grounds, which is much of why it is such a great venue. They care. They care about the venue, they care about the wedding party, they care about the guests, and they care about the vendors. I did not have any issues with their flexibility, but could see where some might. \r\rThey were also very prompt in returning my (full) deposit. I really appreciated their professionalism, uprightness, and everything I experienced working with them.

We just had our wedding at the Birkby House in September. They did an outstanding job helping us pull everything together. From doing a beyond exceptional job of keeping the house and grounds immaculate to being available to help or give advice, they made us feel comfortable, low stress, and above all, special. We couldn't have asked for a more perfect venue and staff. HIGHLY RECOMMEND!!

We absolutely loved the Birkby House in Leesburg Virginia. The site was absolutely breathtaking in itself, so we didn't even have to use a lot of other decorations for the reception or ceremony! Mary-Louise (the coordinator) was great to work with and a very big help in the days leading up to the wedding as well as during the wedding day. They were organized, well-planned, and you could tell they had it down to an art. The staff at the Birkby house was very helpful while we were choosing our DJ, caterer, alcohol vendor, etc. They gave us suggestions as well as a complimentary bridal magazine to look through for ideas. I wouldn't have changed a thing about our wedding, and would recommend the site (and have already recommended it) to others/friends. I also had more comments on how lovely the venue was from guests that were there!

The Thomas Birkby House is not only a wonderfully beautiful setting, but the hospitality is unmatched by any other. The two owners running the business, and their fabulous wedding assistant are there to help you with whatever you need and are simply a joy to work with. They have the luxury of providing you with an \"all-inclusive\" experience, as the ceremony and reception spot are both on site, and there are no exceptions to using the full property. I knew when I stepped foot onto their beautiful venue that they were the one - but after meeting the staff it was a definite. We could not have been happier with our wedding experience.
