Located in Buford, GA, Four Oaks Manor is a garden wedding venue. We plan weddings and events at our amazing historic farmhouse, circa 1920, in beautiful North Georgia. The farmhouse and gardens provide a comfortable atmosphere with a rich history while also containing modern touches. We can accommodate up to 150 guests on our 4-acre property. We also have a white carriage house for small indoor events or dance floor space, a smokehouse that includes our bar, and a quaint firepit and s'mores area. The farmhouse also contains two suites for you and your wedding party to get ready, enjoy, and relax before your ceremony.

The entire process from touring the venue through the last song on our wedding night was a dream. This place sold us for many reasons but what initially caught our eye was: we loved that the venue had a TON of decorations/linen/tables/silverware that we could use & was included in the venue fee. It made our lives so much easier. We also had a venue coordinator, McKenzie, who was absolutely amazing! She handled everything in a calm and organized way. It was so nice to not have to worry about anything the day of and just enjoy. All the staff from the owner to the servers are super nice. I had guests come up to me telling me how nice the staff was. We loved that the food is catered in-house- the raspberry chipotle pork tenderloin was a guest favorite :) We opted for the in-house desserts, popcorn bar, and smores pit that we did not regret. Again, this made our lives easier and the food is actually really good. Not required but we did decide to go with a lot of the venues' recommended vendors (i.e. photography, videography, florist) and were not disappointed. It was nice that a lot of them knew each other and communicated seamlessly. Another bonus- Brides and grooms can get ready at the venue. The bridal party has the entire second story of the house. We had plenty of room to spread out and do our hair/makeup. Four Oaks is absolutely beautiful and exactly what I imagined my wedding looking like. Getting married at Four Oaks Manor was the best decision we made in our wedding planning process. The people who work there are so kind, understanding, and truly listen to the vision you have for your day. The venue itself is so gorgeous and all of our guests kept raving about the people, the beauty of the venue, and the aspects that they included into our day. They are so easy to work with and have so much to offer that takes the pressure off of you while planning. I would highly recommend them and have not enough nice things to say about this venue! Four Oaks and all the people that work there was an absolute dream! The owners and coordinators are so nice and attentive. They are very very good at what they do. There is no doubt that your day will run well and that your vision will be executed if you book with them! You have plenty of planning time to make your vision come to life. I feel like this venue works for all types of brides, whether you are the type to want to have input on every single detail (me, lol) or you want to just show up and enjoy the day, they have you covered. The venue is so beautiful on it’s own, my guests could not stop raving about how much they loved it! But on top of that, they have so much decor to choose from that’s all included in the price! Not many venues do this, trust me it makes a big difference! The spaces are amazing, so much room to get ready with your girls the morning of, and so many beautiful places to take pictures. The food was absolutely delicious! There’s tons of amazing options to choose from, my guests were very pleased with the dinner we picked. I could go in forever about this place. I found them on my own in 2020, and toured their venue in March 2020 right at the start of the pandemic. When we toured the place, I immediately fell in love with the venue and its vibe. It is everything I have envisioned for my wedding. We had a medium sized wedding (about 60 guests) and it was perfect. McKenzie is absolutely amazing and helpful with what she does, and helped brought my vision to life. Everything worked out perfectly even with the rain that we didn't exactly hope for, but it still came out beautiful. My only wish was that my wedding would've lasted a little bit longer for me to enjoy because it certainly did go by fast. I loved how transparent this venue is with their fees, and how all of the decor was included. I didn't need to add much to the details, and the process from start to finish was seamless esp when planning from Tampa, FL. I would highly recommend this place for a magical and intimate wedding. Not only is it a beautiful space but the people that work there are top notch! They also accommodated for our rehearsal, which was on the Friday after Thanksgiving, when they are usually closed. We worked with McKenzie and she was the best! During the planning process she answered any and all questions I had for her so quickly! She also was so calm and helpful during the day of our wedding, I have been in weddings where the venue planners/coordinators are very rude and stressful, but this was the complete opposite experience. My husband and I originally booked our first date in 2019 and when we got hit with double cancelations because of COVID, Jenny, Mickey, McKenzie and their team were nothing short of wonderful through the rebooking process. Our new (and final) date was September 30, 2022 and it was the day Hurricane Ian was set to hit Atlanta. The tents (which are still gorgeous) would have to be up because of the probability of rain and naturally after almost 3 years of planning and dreaming of this day, my husband and I were disappointed but were still looking forward to a magical day (we saw the tents the night before at the rehearsal and they were still beautiful). When I arrived at Four Oaks Manor the afternoon of the wedding the tents had been taken down! The Four Oaks Team had woken up at the crack of dawn and taken down the tents. When I say I cried like a baby at the thoughtfulness and dedication of the team to ensure our day was nothing short of perfect. There was also a miscommunication with the bartender and a wedding crasher and the team handled it with such professionalism and speed. My husband and I were only aware of an issue after a solution had been achieved. I am forever grateful we chose Four Oaks for our wedding. Throughout the already stressful wedding planning process plus COVID, plus a Hurricane, Four Oaks was invaluable in making our wedding day everything we had dreamed it would be and more. Not only is it an absolutely gorgeous venue, you get SO MUCH bang for your buck. Decorations, place settings, chairs, food, set-up, clean up, and MUCH MORE are all included in the cost— which is cheaper than most venues we looked at before deciding on Four Oaks. They are also so transparent about the price. Everything is itemized and you know exactly what your money is going towards. If that’s not enough to sell you, you also get a coordinator that meets with you three times before to make sure everything is good to go, and they sure know how to run a wedding! No detail goes unaccounted for. Morgan was our coordinator and she was fantastic! She was so responsive, attentive, and not to mention supportive! Day of, I did not have a single thing to stress about. We brought all of our stuff the day before and the venue took care of EVERYTHING. I did not have a single thing to do other than get ready, which was fantastic. So stress free and it allowed my husband and I to just have fun! Then in March, my fiance said he wanted to get married on our 5 year anniversary- extremely romantic and the perfect date, but with only 2 months to plan. I was terrified- how an anyone plan an entire wedding in just 2 months? I stumbled across Four Oaks Manor and fell in love. I sent a message and they IMMEDAITELY reached out to me and planned a date to meet up the following week. Upon visiting the venue, I felt as though I had walked into a fairytale. The venue is all-inclusive; the decorations, setup/breakdown, chairs/linens, officiant, catering, a s'mores fire pit, garden games, and even a planner who attends the day-of to ensure things go smoothly is truly a dream come true. With so little time to plan, I could not have chosen a better venue. McKenzie was my planner/coordinator/confidante who never once made me feel rushed or stressed. I never really planned out my wedding before and McKenzie walked me through everything with the utmost patience, listening to what I wanted while giving me her input which really brought everything together. Any question I had she answered promptly via email, allowed me to bring my photographer on an impromptu visit, and had the best demeanor throughout the entire time. Most impressively, she had the entire day planned out to the minute. As for the day of, I wouldn't change a single thing. I never once felt stressed and McKenzie was always within reach to help with anything that came up. The food was AMAZING- hands down the best wedding dinner I ever had. The ambiance from the beautiful garden, lighting and music is simply unmatched. We had a total of 14 people attend and it not once felt too big. Four Oaks Manor and Morgan were THE single element that made all the difference in our wedding planning. For starters, the fact that they provide most of your wedding needs is a huge plus (toss out the stress of dealing with 5+ vendors). Another favorite of ours was the hands on communication, planning and organization! I was stress FREE on our wedding day which is typically unheard of. The property was absolutely stunning for our mid-April wedding, and being provided a wedding coordinator took so much stress of our shoulders! Our coordinator, McKenzie, was so helpful in covering all the ins and outs of wedding planning, much of which we didn't even think about! Thanks to her and the amazing staff, our big day went off without a hitch! We were also able to include our own personal touches, and McKenzie made sure everything went according to plan. Communication throughout the entire planning process was totally open for my midnight worries (I received responses at more appropriate times of day haha), I was provided checklists for everything we needed to decide on in manageable sections, and the options for decorations were plentiful! The manor house and grounds have an intimate, southern charm (from the lush, beautiful foliage to lots of knick knacks and rustic decor.) They require catering in-house, and offer a southern inspired menu to personalize. We felt very supported from start to finish with our provided coordinator, Meghan! And the florist they require you to work with is very kind and talented. They were willing to make some edits to their design to fit our budget. Our engagement was 6 months long, and all we could say was how surprised we were that wedding planning was NOT stressful!! Honestly, Four Oaks gives you a seamless experience from beginning to end, and during the wedding we never worried about anything. Everything was taken care of and we just had a blast! Their pricing is SO reasonable and transparent for the service they provide, the venue is charming and beautiful, the staff know the place backward and forward. They don't nickel and dime you like other places do. Can't speak enough praise! We will never forget our magical day there and we only look back at Four Oaks with good memories and experiences. The venue itself was gorgeous and it provided the relaxed feel we were looking for. The day of the wedding ran smoothly. The food was delicious and the fire pit and s'mores added a unique touch to the wedding. The Four Oaks Manor is also amazing in that they take care of most of the details for you which is supposed to relieve stress, but be careful in that because we ended up experiencing a lot of glitches along the way that made it more stressful than it needed to be. In our first meeting with Ellen we were told that if we used Laurens Florals we'd get a 1430 floral allowance and if we didn't we'd still get charged a set up fee, so we chose to use Laurens Florals for our flowers and then 2 days before the wedding I got a call from Lauren telling me that the Four Oaks wasn't going to pay the floral allowance so we still owed him the 1430. We called the Four Oaks and eventually were able to resolve the situation but it turned out that somewhere along the way Ellen had marked that we weren't using them and had charged us accordingly but in the meetings I had told them that I had met with Lauren and decided on certain flowers, etc. so I was under the impression that they knew we were using Lauren and that we had been charged accordingly. Additionally, at the rehearsal we learned that they had not yet charged us for the dance floor while we were under the impression that we had paid for everything when we submitted our final payment 2 weeks before the wedding. Both of these miscommunications caused a lot of unnecessary stress the week of the wedding, and meant that we ended up making more payments after we thought the final payment had been made. Additionally there were some little details that I had communicated to The Four Oaks that fell through; for example during our ceremony I had a friend playing guitar and had asked that a microphone be set up for the guitar player and a microphone be set up for our minister but they only set up the mic for our guitar player so thankfully our minister was able to speak loud enough for everyone to hear, but I don't speak very loudly so no one ended up hearing my vows and few people heard my husbands. I was blown away by their service and by their team. I was dreading all of the stress of wedding planning that friends said they experienced for their daughter's weddings. There was NO stress with Four Oaks Manor. The professionalism of their staff was top notch. Their website - FANTASTIC. Their caterer - AMAZING. Their property - BEAUTIFUL. Their Wedding Planners -TOP NOTCH! Their florist - SO GOOD! Their pricing - THE BEST! We wanted a somewhat small wedding (80 guests or so) and a venue that offered a cozy and familiar setting (and beautiful)- Four Oaks did that!\r\rIt is possible to have a beautiful and relatively stress free wedding without going into debt. Four Oaks was affordable and super easy to work with! Not only are they all very professional but they genuinely want your day to be perfect! The food was delicious and the decorations were beautiful! I overhead many guests comment on what a relaxing day it was and how nice it was to be able to move around (there was a fire pit for s'mores, the reception area, and an indoor dance area where guests could move freely to and from). \r\rI wouldn't change a thing about our wedding- not even the weather (it did rain, although it stopped just before the ceremony). Nothing went seriously wrong and I can't even count how many people came up to me and told me that they loved the venue and the food. And I do whole heartedly agree! However, I would not recommend this venue (at least without this warning) and here is why; The night before my wedding I found out 10 people that had RSVP'd yes would not be there. The way the payments work at Four Oaks is you make 3 and your final payment is adjusted per your RSVP's and is made about 2 weeks before the wedding. This venue is all inclusive so with that I paid per head (like every venue) for things like bartending fees, tableware, linens, chairs, food, etc. So needless to say upon finding out about these 10 guests that would not be there (which it ended up being about 25 that didn't show up) I told my coordinator and asked if we would be refunded. She told me no because the food had already been bought. Well that was no big deal, the food was $30/head, completely understandable, but we paid about $80/head so what about the other $50/person? Why can't I have that money back? After all, it is mine. Fast forward to the following day, I had decided to add on the firepit with s'mores at the last minute ($100 charge) after telling me that I could not get my $1,600.00 back, the coordinator actually had the audacity to ask me for the $100 knowing that they have my overage sitting in their bank account. We took VERY good care of all of the servers, I mean very good care, and then they ask for more money. But I couldn't not pay them because then I wouldn't get my deposit check back. So again, it was a beautiful place, great food, good time, but in the end I was robbed so I absolutely would not recommend them to anybody. Reviewed on 29-04-2014

While the first two items remained true, the last was at best questionable. Meetings: Set yourself a reminder - there is no confirmation call, email, nothing, which I would expect from such a high-touch industry. It also would have been good to have some sort of meeting agenda to prepare from to be more efficient – but I guess that defeats the purpose of why they charge for additional consultation hours outside the 3 meetings! Coordinator: There were many things we were told each time we met with Laura that later, she’d change and say she never said. For a while, she wasnt sure if she would be working on our wedding day! She ended up disappearing after 8pm at our reception - another coordinator finally stepped in during our exit at 10pm. Things really went south in the last 2 minutes of our final meeting, 2 weeks before the big day. As we were leaving Laura said she’d forgotten one minor detail and advised us of a wedding the morning after ours that had been scheduled for 2 years and that they’d be rehearsing ON SITE at 4:30pm the day of our wedding (our ceremony starts at 6pm). When we objected - because we’d be taking photos, decorations getting set up, family/friends arriving - an email from Randy, the owner, advised us that the time at the venue PRIOR to our ceremony start time was “only given as a courtesy” and that “they can do what they would like on the property until that time”. I presented page 1 of our contract where it clearly states our lease begins at 2pm on the day of; Randy still insisted the other party would hold their rehearsal on the premises as we prepared for our wedding. We were told we would find it minimally invasive and there was nothing we could do. This couldn t be more untrue as we watched their rehearsal party (20+ people) disturb our decorations and tables, and they repeatedly walked THROUGH our photos with not so much as an apology. Not once did an employee of Four Oaks intervene. Furthermore, our plan for inclimate weather was to move all activities into the Carriage House. Much to our surprise, as we arrived for our rehearsal on Thursday evening, tents were set up over the tables. There wasn’t a single phone call or email to ask if we wanted this or if we were willing to pay for the tents. Randy and Laura refused to take the tents down at our request several times, before begrudgingly offering to remove them. So as not to make our situation more uncomfortable with them, we agreed to allow the tents and were charged the full amount for them. Music: They are able to hook an iPhone to the speaker system to play music, which saved us money on a DJ we didn’t need for our small wedding. We were told to also bring a charger so the phone won’t die during our event. Around 8:45, the music stopped, because no one plugged the charger in! We sat in silence for a few minutes, then had to go find a staff member to assist, as they were all in the kitchen chatting, unaware what was happening at their event outside. Food: was ok. FYI food tastings are NOT included and cost $30-35/pp.\rCake: Our guests had to cut cake themselves. Guests were unable to have cake because the venue ran out of cake plates, and no staff was around to help. Reviewed on 11-10-2013

From the food, the layout, the helpful coordinators..everything fell into place perfectly. My parents, husband and I had a number of people come up to us through out the night saying it was by far the most beautiful wedding they have been to. I have to give all the credit to the ladies at Four Oaks though. Couldn't have dreamed for a more perfect place! Plus compared to all the other similar venues in GA, the price could not be beat! Alison Hux(bride)1 out of 5 Rating Wedding Date 08-10-2011 First of all, I loved the buildings and the grounds, from the old farmhouse and rustic smokehouse to the fire pit and kid's tree house. However: Every step of the way we had miscommunication, tension, and anger. This venue is the beautiful dream of the late mother and wife of the family, we 100% respect this, but felt like that fact was forced in our face over and over, which was painful to my husband who also lost his mother. The family runs the business as sales director, wedding coordinator, and chef who lives on site. The sales director did strive to work with our budget and had what appeared to be itemized pricing. Come to find out later they sell by packages and had offered generous discounts but never let us know that fact: it's hard to be gracious for a discount you are unaware of. The wedding coordinator told me a dozen different ways she was too busy for me with her other brides and young daughter (who comes to work with mom during the week), but she did put together very pretty weddings for her other brides. After a tasting at the venue, we were confidant in the chef's ability to create tasty dishes, however very concerned about everything being hot and served in a timely manner- it took 3 hours to serve the 1 hour long tasting. \rWe had planned to grin and bear it despite our gut feelings, as this was the wedding we and our personal wedding planner had envisioned for the past year, and I had a hard time imagining our wedding in a different landscape. However after my maid of honor posted a review outlining the concrete issues (the baby, the dogs, the busy attitude) we were invited to accept a refund and change our venue. THE WEEK BEFORE OUR WEDDING! (Thankfully this was a blessing in disguise- our wedding was perfect). The lack of communication between the family and lack of professionalism at Four Oaks Manor aka Simple Gatherings continually interfered with our planning and made me lose trust in the service. I greatly appreciate that they canceled our contract and offered the refund, but it makes my sick to imagine what effect this could have had on our wedding day. \rI do not think you should eliminate this venue from your search, however they did not have the ability to meet my expectations, and after having our wedding with a professional, corporate group I can truly see the gap in venues: from the landscaping to the servers (blue polo's vs. tuxes). Four Oaks Manor aka Simple Gatherings offers a great value for the all inclusive DIY bride, but it was not the place for the wedding we expected. Reviewed on 05-11-2011

I wanted a pretty country space that had some flexibility and wasn't the standard decor and church. Courtney and Randy worked with my vision and it came out beyond my wildest dreams, I loved it. However, they also have some glitches: The music was not at all what I thought it should be, the pre-ceremony music we gave to them in August was never played, although they did use their own so it was not a big deal. The announcing of the party and bride and groom was to no music, it came on right after everyone was already announced and done walking in. Our first dance song started playing before we got into the gazebo to dance. The cake cutting song started after we cut the cake. When I went to throw the bouquet, after it was announced, I was told to wait for the song to start, I waited for about 30 seconds but people were standing around wondering why I wasn't throwing it so I did without the music (you may want to request the song start playing before they announce it) I'm not sure if it was just glitchy that day or what but if I could do it over again I would have brought in a dj and made the wedding a tad earlier so the music wasn't too loud at night. I had a few people state that they had to keep the wedding coordinator coordinated, like she got spacey but they also had a lot going on that weekend so it was nothing huge. I just recommend checking in and keeping in touch to make sure things are the way you want them. None of my complaints are at all to take away from the venue, it was just a warning of what to watch for and discuss. I would not have changed my venue for all the money in the world (by the way, it seems the average wedding for the venue runs around 5-8,000) We had 110 people with appetizers, chocolate fountain (do not recommend, it was the small one that you can buy at Walmart), and a full meal and it was about 7,000 if that helps any! Brittamy Spruill(bride)4 out of 5 Rating Wedding Date 21-05-2011 Four Oaks Manor is the perfect setting for a casual or formal outdoor wedding. Randy and Courtney are very nice and laid back. They will make sure everything goes smoothly. The food was great and plenty of it. I searched forever for the perfect outdoor wedding location and found them to be the best for the money. Only a couple glitches...they are not the best bookeepers so ask for a receipt of payment. Also, be sure to look at the silk flowers they use because mine were supposed to be light pink and they used hot pink. Other than that though everything was perfect! Would defenitly check them out. They have a great sound system so you don't need a DJ and you can bring your own beer and wine. They were alittle disorganized and forgot a few small things. They also forgot to save me the top of the wedding cake and didn't pack my toasting glasses and serving pieces. I realized they were missing and they mailed them to me. However the food was amazing and Randy is so delightful to talk to. I give this place a 95 out of 100!! Reviewed on 27-08-2010

The staff really works with your individual style and ideas to really mold the area to exactly what you want. The food was amazing! We did not use their baker for the cake because a friend made our( so I can't tell you about that). Also the staff was always easy to get a hold of and talk to about any problems that may come up. I had an amazing night and would not have changed a thing. I would recommend this location to anyone that wants a smaller comfortable wedding. Reviewed on 27-05-2010
