House Mountain Inn is truly a special wedding venue! The whole weekend felt like a mountain retreat, as our wedding party and close family were able to stay at the venue. Not only is the venue beautiful, but the staff went above and beyond to make my wedding day amazing, especially our coordinator, Jamie. They set up and took down all the decorations and ensured the ceremony and reception went smoothly so I was able to focus on having fun! The chef coordinated a wonderful \"fall themed\" menu, and the bartender was able to get my favorite tequila. Irvine Estate is absolutely beautiful - our guests were awestruck with the mountain view and the lovely interior of the reception space. Carrie was amazing to work with and they setup everything to look exactly as we envisioned. Everything ran smoothly and it was so wonderful that we didn't need to stress over setup! Our daughter got married here on October 27, 2023 and it was fantastic! The venue is beautiful, the staff was amazing , and our coordinator, Carrie, was absolutely phenomenal. There was not a detail that was overlooked. Carrie kept us calm during anxious moments and her steady and professional demeanor kept everyone organized. My daughter was married at Irvine Estate on October 7, and we were thrilled with how everything turned out! From beginning (two years ago, haha!) to end, from the food to the accommodations, and all the things in between, we couldn't have been happier! The event planner, Jamie, was a godsend, she coordinated the schedule, menu, vendors, rehearsal, and all the other details that we never even thought of! It really allowed us to relax and enjoy the day. The views are breathtaking, and so many of our guests said it was the best venue they ever experienced!! My wife and I had our wedding at House Mountain Inn last weekend. As anyone who visits the property will see, it was the beauty of the location that convinced us that it was the place for us. Of course, many other considerations go into that decision as well though. Pricing wise, House Mountain was eminently reasonable in every way, which was even more amazing when considering the quality of the food and service they provide. So many of our guests raved about the food served to them all weekend. Also, including a day-of planner who knows the property and has handled hundreds of weddings there is extremely helpful. We saw all of the work and effort that went into making our wedding weekend (we had our rehearsal dinner there as well) perfect. Carrie was our primary planner, but Jamie was able to help out as needed as well. We cannot say enough good things about the property, location and staff at House Mountain. House Mountain Inn was such a fabulous location! The staff was friendly, professional, and adapted really well to situations and changes. For example, our centerpieces for the altet weren't standing up due to the wind. Carrie and her team added weights to the bases and coveted it with white linens. They were easy to plan with, and everyone loved our stay and the wedding. The food was really good too! We had a lot of people tell us how much they enjoyed the food, how well planned the wedding was, and how gorgeous the scenery was at House Mountain Inn and the Irvine Estate. We got married during a literal windstorm and Carrie and her team were great in making sure everything was good to go and any last minute changes that were needed were made. The convenience of lodging, rehearsal dinner, and all of the wedding being in one location was a gift and allowed for our families to mingle longer than merely the few hours of the wedding. The team was great and extremely professional while offering great expertise and friendliness. Jamie (our wedding coordinator) helped everything go FLAWLESSLY. I had zero worries about the timeline, what was next, as she smoothly guided the entire day and was so calm, and clearly directed what was planned. When my mom and I visited HMI for the first time, we both fell in love. As soon as I saw the view from IE Pavilion, I knew I wanted to get married there. It was raining, but it was still gorgeous. The shower came and went. The covered pavilion stayed dry and comfortable and I knew if it rained on my wedding day, I could still have my ceremony there and my guests would be comfortable. The communication was on point, especially in the beginning. Jamie was quick at responding to ALL of my questions (and I had a ton). It was a bit slower closer to the wedding day as the fall season is BUSY with other weddings, but that was completely understandable. There wasn’t anything crucial that needed prompt replies. Jamie met up with me months in advance and we developed a schedule for the two day wedding. I had my traditional Vietnamese Tea Ceremony on Friday and my western ceremony on Saturday. She asked me questions I didn’t think about for wedding planning. Pretty much everything I asked for was accommodated (and again- I asked for a lot). We used HMI for catering (for both the tea ceremony night and the western ceremony reception) as required, but they also allowed us to bring some of the Vietnamese traditional food (fruits and rice cakes). We rented out all 15 rooms (10 at HMI and 5 at IE). Almost my entire extended family was able to stay (we also rented out a house at a nearby airbnb for overflow). It was like a big family reunion/sleepover. My family brought air mattresses and we all stuffed in all of the rooms. The rooms were large and comfortable enough to fit several queen sized air mattresses (we were able to cram 3 queen size air mattresses into the bridal suite and had 8 of us chilling in there). They also had rollaway beds that we could use. The rooms were all great. The ones with the fireplaces were incredibly cozy. I didn’t get a chance to use the jacuzzi tub or hot tub, but when I arrived late at night, the hot tub was HOT, even though it was chilly out. I had family use their hot tub and they didn’t have any issues. I was able to rent out two of the HMI rooms the Thursday before my wedding. There was a wedding the Wednesday night before and the HMI staff cleaned the place up so quickly and quietly. I didn’t even notice. They were so kind to clean the bridal suite early on Thursday so we could move all of our stuff in before 3pm. My family arrived on Friday. We DIY’d a bunch of our decorations. We were able to start setting up at 11am. Check in is not until 3pm, but some of my family showed up early and the staff was SO QUICK with cleaning all of the rooms and letting them check in early if their room was already cleaned. They didn’t have to do that and I am grateful.Even though my family brought in most of the DIY stuff, the HMI staff helped with a lot of the breakdown. I can’t thank them enough. Apparently my backdrop was really unstable and sad looking and Jamie was able to bring in their green hedge and decorate it with the florals that I brought. It looked absolutely beautiful. There was no way I could’ve done that with what I had. We are 2.5 weeks out from our wedding and I am still hearing about how wonderful my wedding weekend was from my guests. He's from Virginia, and loved the idea of having a wedding in the Blue Ridge Mountains (he knows how much I love mountains.) EVERYTHING about this venue was perfect - because of the off-season pricing we were able to afford both Irvine Estate AND HMI, and I loved them both. Either is great for a wedding and reception, and both is great for a wedding weekend! The best part is that your venue cost includes their wedding coordinator services! Jamie Grue was our day-of coordinator and she was excellent. I DIY'ed our decor, and she brought all of my ideas to life flawlessly. Plus, they let us use some draping left over from a previous wedding at no cost! The food was delicious, the views are gorgeous, and we got so many compliments from all of our guests about the venue. We were living out of the country when I sent my parents to check out the venue in person and it was an easy decision to make after that! Both venue locations were beautiful but we used the lower one (with the arbor and waterfall). The lodge staff were very welcoming and so supportive over the weekend, they really made it feel like home. Jamie was very detailed and organized and we were able to work very well electronically to finalize all the details for the event. She made everything very easy for us. If you're (or your mom) are type A people, this is a great venue option to have the wedding of your dreams without putting in the time and energy of a DIY wedding. From the moment we stepped foot on this property we felt at home and knew this was the place we wanted to get married. Our only problem was choosing between the two venue spaces: House Mountain Inn with it's cozy log cabin vibe or Irvine Estate with it's stunning panoramic views of the mountains. So when we found out that if we got married in the off season, we could have both venues for the price of one, we were thrilled. We rented out the main lodge and the house up at Irvine for most of our close friends and family and had such a great weekend wedding. They let us make the place our own and accommodated all of our requests including an extra screen and projector for us to play Mario Kart and Rockband. I don't know what to rave about more, the location or the staff. The staff will treat you like the king and queen if you have your wedding here. They are so kind and understanding and very personable. By the end of your time, they almost feel like family and you feel like you have to come back! Carrie was my rock and so amazing throughout the wedding process and especially on the wedding day. She had so many great ideas and just made executive decisions without bothering me with problems or minor details. But all of the staff was great and went out of their way to make us and our guests happy. Besides the delicious food, stunning location and personable staff, you also don't have to really lift a finger because almost everything is included. We chose to have our ceremony in the garden, reception in the ballroom, and dancing in the pavilion. We also hosted our rehearsal dinner in the pavilion. We rented all 15 rooms on the venue so that our family and wedding party could all stay on site. The entire venue is gorgeous and well maintained. The staff worked their butts off to make sure everything was perfect down to the smallest details. They were so accommodating and easy to work with. My husband and I really liked their food/wine tasting event so that we could try all our options before selecting our final meal. We chose to have a buffet dinner with stations and it worked out so well. The food was hot, delicious, and looked great! The mashed potato bar was a big hit with our guests! We held a welcome dinner (in lieu of rehearsal dinner) down at the Inn and had our ceremony/reception at the Irvine Estate (both part of the property). My now husband and I visited for a night a year prior to check it out, and knew right away it was the place for us. You can see from the pictures that the grounds are stunning, but what was even more important to us, you feel like family when you're there. The staff, from Jamie and Carrie (the coordinators), to the serving and bar staff, to the house keepers, are just impeccable. I felt SO taken care of every time I visited, and most especially during our wedding weekend. It's a family run business, and you can feel it.Leading up to the wedding, either Jamie or Carrie would always promptly respond to my emails and were always willing to set up a phone meeting. They were flexible and always willing to work with you for what you wanted or envisioned. For instance, I wanted a much more casual but larger \"Welcome dinner\" instead of a rehearsal dinner, and they helped put together a great BBQ-style menu. On the day of, Carrie took care of everything. I gave her a list of what decor I wanted where, and it was executed perfectly. Everyone loved the food, which I don't think is always the case for a wedding! It was essentially a destination wedding for all of our guests, but I think if anyone wondered why we were getting married in Virginia, they instantly understood once they arrived. I had the best of both worlds because booking off season, I had access to both the House Mountain Inn and the Irvine Estate. I'm SO glad I did. You'll have a great experience at either site, but I loved staying at the Inn with all our family while still having access to the Irvine Estate with that stunning view. Our wedding was more than I could have imagined and then some, and let me tell you that was not due to my planning! This venue absolutely speaks for itself, it is one of the most beautiful mountain settings you could ever ask for. When I searched for venues, all the top contenders I found were \"Oh, that's pretty\"...until this one. It was the quaint, tucked away, beautiful venue I had imagined. The second I got out of the car when I went to visit it, I knew this was the place. I met Jamie, who was sweet, informative, and more than patient with my parents millions of questions. Ultimately, Carrie was our wedding co-ordinator though, and I can't say enough about her! She was so low-stress and kind, yet ensured that everything got done on time and we stayed on schedule the day of. I showed up with an assortment of decorations and pretty much just asked her to help me make them look good and she delivered! They also provided a list of vendors, and we were thrilled with everyone who we picked off this list. Coming from out of town, it was super nice that all the vendors already knew the venue and set up. Really and truly, all I had to do the day of was show up and walk down the aisle. In addition to Jamie and Carrie, the rest of the staff were so pleasant and helpful. I cannot say enough about the beauty of this place and how perfect our big day was there! HMI was the perfect place for our wedding. The views are sooooo beautiful, the food is DELICIOUS, the rooms are comfortable and well equipped and the staff is so friendly and helpful. However, the number one reason to book at HMI is because Jamie, the venue coordinator, is a miracle worker. She did so much behind the scenes to make the weekend the best one of our lives. It became our dream venue upon our first visit and tour. Words don't do the views justice, nor do online pictures (but look at them anyway). The staff was welcoming, friendly and helpful that first visit, but we were only getting a taste of the abundant hospitality they would show us throughout this process.The clincher, though, was what the inn offered in terms of accommodations. We were able to comfortably sleep THIRTY of our family members and closest friends in just the 10 rooms in the inn itself (we could have had 15 rooms plus a large cabin had we booked sooner!) We loved this idea from the start - bringing together the most important people from different periods of each of our lives together, not just for the ceremony and reception, but for the whole weekend! Food, beverages, snacks, and huge, comfortable rooms were all provided, meaning there was no need to leave the expansive campus either day. This maximized our time with each person who had traveled so far to be there, and allowed us to explore our sunny, green surroundings!Then there's their annual tasting event. Yes, they can cater your rehearsal dinner and reception too, and take it from us - you won't regret choosing to let them! The event includes all couples who have booked the venue for the next year, plus two guests per couple. They lay out every mouth-watering dish they offer for you to wonder around and sample to your hearts content, including a wonderful wine selection. Vendors are set up around the room as well, meaning you get face-to-face interactions with potential djs, bakeries, photographers and more. It's a fun event and really shows you just how capable and experienced the staff are.Our wedding was this past Sunday, the day before memorial day. My Facebook is blowing up, and everyone I've talked to since the reception dinner began has raved about how this was the most fun and most beautiful wedding they had ever been to. Folks, very little of that was anything we or our family did. The decorations we brought were minimal, and they helped us every step of the way with planning. The weekend of the event, they were there, prepared for anything, answering every question, fixing every speedbump, and always keeping things flowing smoothly while somehow not pestering, hovering or being overly controlling. The entire staff at House Mountain Inn are so willing to go above and beyond that you can't help but return to celebrate an anniversary or another special occasion (the delicious food and beautiful views don't hurt either). In the days leading up to the wedding and on the actual day of the wedding the staff made sure that everything went smoothly (they catered to the needs of all our outside vendors and even made a second plate of food for my husband and I to eat whenever we pleased) and at the end of the night they carefully packed up all the decorations (from champagne flutes, to chair covers). In my honest opinion it would be difficult to find a venue and staff as accommodating as House Mountain Inn. Close to Perfect\"is spot on, but I would go so far to say that it is literal perfection. We were married at the Irvine Estate on July 8, 2017, and I cannot say enough great things about the staff, the planning from Jamie Grue, the views, the food, the drinks - just the general good vibes and fun that this venue helps provides. It is casual, yet elegant; it is outdoorsy, yet chic. There is just so much to offer: from an awesome covered outdoor ceremony location to the large, comfortable rooms to stay in on site (with an AMAZING bridal suite), delicious breakfast in the mornings and wine and cheese in the afternoons, a huge porch with an electric fire pit surrounded by rocking chairs. Jamie was great from the get-go; she was responsive, patient, and offered very helpful suggestions, not to mention, a rock star coordinating everything on the day-of our wedding. We had guests telling us how beautiful the wedding and the venue was all night. It was truly our fairytale and we are looking forward to traveling back here for our first anniversary! The planning process with Carrie began over a year before our wedding date and she was an absolute pleasure to work with. She promptly answered any and all questions we had throughout the planning process and helped us stay within our budget. She helped make sure everything went off without a hitch.Now let me explain one thing. The photos of this place do not do it justice. It is one of the most beautiful places I have ever been. You get an absolutely spectacular view of the Shenandoah Valley and Blue Ridge Mountains. There is no place like it. All of our guests kept raving about how beautiful the venue was. Initially they were hesitant to get on a bus and drive 30 minutes, but once they arrived their jaws dropped at the beauty of the place. It's truly one of a kind.Now the food. I don't even know where to begin. Everything that was served was cooked perfectly and tasted incredible. The food was the one aspect of the reception my husband and I wanted to make sure was perfect. House Mountain Inn absolutely delivered. The hors d'oeuvres (chicken satay with peanut sauce, meatballs, spring rolls) were a great start to the cocktail hour. I saw people chasing the servers around because they wanted more! ;) The chicken piccata had to be the star of the night though. EVERYONE LOVED IT. It was perfectly seasoned and prepared. We were incredibly happy with how everything turned out.Overall, it was the perfect location for us. Carrie and Jamie were so helpful in the planning process, which made it easier for us to plan a wedding from out of town. I can't say enough good things about this place. First of all, it is an absolutely beautiful venue located in the mountains of southwest Virginia. The views are stunning! Best of all, we had exclusive access to the HMI for our entire wedding weekend. Secondly, it has a great rain backup plan. There is a space for outdoor ceremonies, a covered pavilion, and an indoor ballroom all located on the same property. We were hoping to have our ceremony outdoors for our spring wedding but due to rain we moved the ceremony to the outdoor covered pavilion. The rain on the roof of the pavilion during our ceremony added a really peaceful and soothing ambience. As the rain and fog cleared towards the end of the ceremony, the mountains were neatly framed by the pillars of the structure for our guests. It made for great photos! Afterwards, we enjoyed dinner and danced all night in the HMI’s indoor ballroom (which has beautiful new wood floors!). Finally (and most importantly) the HMI comes with an absolutely amazing and helpful wedding planner, Jamie Grue. We worked with Jamie throughout the entire wedding planning process. She was happy to answer all of our questions and was super responsive which made the planning a fun and collaborative experience. Jamie and her wonderful staff ensured that our wedding day played out flawlessly. If we had the ability to give the HMI more than five stars we would. This was a great fit for our families--pleasant destination but not *too* far out of the way. We have some members of the family who are quite advanced in years as well as infants and toddlers. Having the whole place to ourselves meant that parents were happy because they could enjoy themselves and put the babies down when needed. Our Elders could sit in comfort and be a part of things. The setting is spectacular and the staff is kind and unceasingly accommodating. I can't think of a thing I'd have them do differently. \r\rIf you do your wedding there, I recommend ordering deli platters or boxed lunches for your wedding party the day of the wedding. This was something offered to us, with 24 hours advance notice, but we opted against it thinking people could run into town for lunch if they wanted. We simply got too busy and it's just far enough outside of town to make a quick trip difficult. The staff still pulled together some great snacks for us at the last minute, but I think it would have been easier on everyone (staff and guests) if we had taken Jamie up on the suggestion to pre-order lunch fixings.\r\rIf you're looking for a place that's quiet and personal with great scenery, this is absolutely the place. The most asked question at our wedding is where did you find this place...it's gorgeous!! My favorite thing to talk about with this venue is price! Living in the Charlottesville area, my husband and I had a hard time finding a venue that wouldn't break the bank, but had everything that we wanted. House Mountain Inn was PERFECT!! It has way more than any other venue had to offer and the price was at least half of everywhere else we had looked. So if you are looking for an economical venue with a lot to offer...then House Mountain Inn can be perfect for you too! Also with this venue you are able to have the ceremony, reception, catering, bar, and accommodations for 20-30 people all in one place! This was perfect for us because it allowed us to have all of our family and bridal party stay at one place and then the rest of the guests had the option of getting a hotel room about 10-15 minutes away. There is also a cabin that sleeps 15 people and was the perfect place for us to have a bbq for our rehearsal dinner! Jamie and Carrie are the 2 ladies that will take your vision and make it a reality. They basically do everything for you so you don't have to worry about a thing on your wedding day! They food is beyond amazing and I had several of my guest tell me how good all the food was...from the cocktail hour treats to the main buffet. After everything was over...Jamie and her staff cleaned up everything and made sure all my decorations were packed up neatly so I could just put them in the car and go on about our day. Having everything at one location allowed us to provide a \"weekend getaway\" for our entire bridal party. The location is absolutely gorgeous! \r\rThe staff was wonderful and so accommodating. Three back-to-back storms came through just in time for our ceremony (lucky us!) but the staff was flexible in having our guests change locations to our back-up plan (the Pavilion). When the sun came back out, they, along with the wonderful guys in our bridal party and some guests, dried the chairs (for a second time!) so we could have the outside ceremony we had envisioned. \r\rThe food was delicious - everyone young and older commented on how great it was! One suggestion I would make is for the staff to prepare a plate of the Cocktail Hour foods for the bride and groom . . . We missed that due to the rain delay and pictures. The breakfast buffet each morning was great as well. \r\rWe cannot say enough nice things about Jamie and her staff. We would definitely recommend House Mountain Inn to anyone looking for a unique and beautiful wedding venue. While it cost a little more than we would have liked to have paid, having the entire inn to ourselves (along with all of our bridesmaids and groomsmen) for the weekend was incredible. Carrie (our planner) took care of every detail of the day! She and the rest of the House Mountain Inn staff were always so friendly and helpful. They were available to answer any/all questions we had and were so quick to respond to emails! Everything the day of our wedding went so smoothly! I could not have asked for more. The food was terrific! The location was beautiful! The staff was great! I still have guests coming to me saying how \"perfect\" our wedding was and --that there isn't a venue around that could top it! I couldn't agree more! I would highly recommend this special location to anyone looking for an extraordinary location and exceptional staff! We immediately fell in love with the views and the venue. \rJamie Grue is the Wedding Coordinator and she is magnificent. She is very detailed oriented and takes great ownership of your event. She makes sure that every detail is taken care of the day of the event. The food is amazing. They work with you and your groom to make sure that the menu for your day is exactly what you want. All of our guests told us the food was delicious. We have received tons of compliments from our guests about how fun and beautiful our wedding was.\rThe facility is beautiful. We had a small wedding party; therefore, it allowed for everyone to stay at the Inn from Friday to Sunday. This made it a stress free weekend for us as all of our party was in one place. We held the rehearsal, rehearsal dinner, ceremony, and reception all in one place. We could not have been more pleased with the outcome. We had an unforgettable wedding. Jamie and her staff worked with our family and us to make sure that every little detail was taken care of for the rehearsal and wedding. Jamie worked with all of our vendors the day of the event to make sure that everything was coordinated properly and my groom and I focused on getting ready and enjoying our event. \rOur wedding was exactly what we envisioned! They were easy to work with and talk to and very helpful along the way. We held our reception at the event facility, Irvine Estate, and the scenery up there is gorgeous!! The view alone makes it worth every penny. I fell in love with the landscape and the spaciousness of Irvine Estate. \rTheir caterer did a superb job and the food was delicious!!They took care of the set up and clean up which took so much stress off of me. They assisted in making sure everything ran smoothly and the reception went beautifully. All of the staff was very kind and helpful as well. If I could change one thing it would perhaps be better communication during the planning process. Sometimes it was difficult to get in touch with who I needed to get in touch with and not all phone calls were returned. It did not bother me too much-communication goes both ways- and it most definitely did not alter my opinion of the place. If you are considering having your wedding here, do it. It's beautiful. We went with Irvine Estate at House Mountain Inn. It is the most amazing view that you will ever see. Jamie Grue and her staff are superb. The food was amazing. Whether it be at the Inn or at their new location the Irvine Estate, the whole property is gorgeous and has great picture taking options! The staff and owners are all wonderful and handle anything and everything that comes up! Have your rehearsal dinner there in their Pavilion or their beautiful ballroom! You have tons of options, such as having it at the arbor down by the waterfall, or the beautiful wooden pavilion with columns and a rock stone fireplace.... plus if the weather is bad they can take care of that too! \rMy wedding was beautiful and I'm so glad I had it at House Mountain Inn! The inn has 9 guest rooms for your out of town and family members or friends that want to stay for the whole weekend! The food is fantastic as well! Definitely need to check out their website at www.housemountaininn.com. \rThey are also open for dinner during the week and you can rent out the rooms for special occasions like birthdays and anniveraries. There is also a cabin available for renting if you have a large bridal party. \rOverall my experience was great and I would definitely love to go back for an anniverary stay every year! They have all kinds of activities as well. Fishing, horseback riding, massages, hikes or if you just want a quiet get away, House Mountain Inn feels like home as soon as you arrive. We had been here several times before getting engaged, but once we did we knew this was where we wanted our wedding. They can host a wedding from 50 people to 200 people. They have tons of options and can put you in touch with a number of local vendors.\rWhen you do a wedding here you have to rent out all the rooms in the B&B for two nights. Which isn't too much of a hardship because it allows you the unique experience of spending an entire weekend with your wedding party. Having everyone so close was one of our favorite parts of the wedding. They are building another wedding site over the next year or so that will have a ballroom and such where you won't need to rent the B&B rooms. \rHowever, all of the rooms are lovely, and four have private hot tubs. They are very spacious and the bathrooms are so big you could just live in them. As they are a B&B the rooms also come with breakfast which is more food than a human needs to eat. \rWe had the inn cater our rehearsal dinner as well and everything was fabulous!! We went with a BBQ theme. The chef, Tim, serves some of the best food in Lexington as far as we are concerned. He made the BBQ sauce and it was awesome!\rHouse Mountain Inn has an arbor down by a pond with a water feature which is surrounded by trees and nature, with a flat area with an aisle and seating for all your guests. They take care of renting the needed chairs for you. They also have an outdoor pavillion which was just built over a year ago which offers a great place to hold all your dancing. Even in mid-October it was not too cold yet. Finally they also have an indoor ballroom which is where we had our dinner. Even with its rustic finishes it looked great with our more modern black and red themed items. The whole location is absolutely beautiful.\rThe staff there goes above and beyond. Of course we already knew that before we booked the Inn for our wedding. The wedding coordinator, Jamie is so helpful. She really made planning a wedding from 3 hours a way very easy. She also serves as your day of coordinator and that is included at no charge. She knows a lot of local and online vendors that can really help you bring the whole day together.\rIn short our wedding was a fabulous event - others have told us so too - and I would highly recommend this location. You cannot beat the scenery or the service.\rThe total cost of service selected does not include all of the rooms, we paid for our room and both our parents rooms in this total. Really depends on what you want to do. The total does include alcohol for our guests which was primarily beer & wine with a signature cocktail. If you live in NoVA and can get your family to travel, you get an entire weekend for what you would pay for a few hours in the D.C. or Arlington area. So for us this place was a great bargain!
